SHERIFF'S DEED
WHEREAS, David Joseph Truax and Esperanza Montoya- Truax,
as mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc.,
as nominee for 1st Bank, as mortgagee, the hereinafter described real property
by that certain mortgage dated October 9, 2007 (the "Mortgage and duly
recorded in the records of the office of the County Clerk and ex- officio Register
of Deeds in and for Lincoln County, State of Wyoming, on October 17, 2007, at
Reception No. 934136 in Book 675 at Page 830.
The mortgage and note secured thereby were assigned for value as follows:

Assignment recorded: May 6, 2010
Assignment recording information: at Reception No. 953272 in Book 746 at Page

All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and

WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of BAC Home Loans Servicing, L.P., acting under a power of sale
contained in the Mortgage, proceeded to advertise for sale and did sell the
hereinafter described real property on June 22, 2010, at 10:00 o'clock in the
forenoon, at public vendue, at the front door of the Lincoln County Courthouse
located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of
Wyoming; and
WHEREAS, BAC Home Loans Servicing, L.P. "Successful
Bidder made the highest and best bid for the hereinafter described real
property in the sum of $437,458.24, and the said real property was then and
there sold to the Successful Bidder on June 22, 2010 "Sale Date and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln
County, State of Wyoming, to the Successful Bidder, on the Sale Date, which
Certificate of Sale was duly recorded in the records of the office of the County
Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on June 22, 2010, at Reception No. 954052 in Book 749 at Page 376;
WHEREAS, said Certificate of Sale was assigned to Federal
National Mortgage Association, its successors and assigns by that certain
Assignment of Certificate of Sale dated September 1, 2010 and recorded in the
records of the County Clerk and ex- officio Register of Deeds in and for Lincoln
County, State of Wyoming, on NOJ. ii it 2010, at
Reception No. 1E5 07 7 in Book "15"7 at Page

WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL
MORTGAGE ASSOCIATION, whose address is P.O. Box 650043, Dallas, TX
75265 -0043, its successors and assigns, all right, title, and interest to the
following described real property situate in Lincoln County, State of Wyoming, to-
wit:
