WHEREAS, Jeremy Nelson and Meghan Nelson, as mortgagor(s),
mortgaged to Beneficial Wyoming, Inc., as mortgagee, the hereinafter described
real property by that certain mortgage dated November 2, 2006 (the "Mortgage
and duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on November 6,
2006, at Reception No. 924112 in Book 639 at Page 405.
All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Beneficial Wyoming Inc., acting under a power of sale contained in
the Mortgage, proceeded to advertise for sale and did sell the hereinafter
described real property on July 20, 2010, at 10:00 o'clock in the forenoon, at
public vendue, at the front door of the Lincoln County Courthouse located at 925
Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Beneficial Wyoming Inc. "Successful Bidder made
the highest and best bid for the hereinafter described real property in the sum of
$161,295.68, and the said real property was then and there sold to the
Successful Bidder on July 20, 2010 "Sale Date and a Certificate of Sale was
issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming,
to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly
recorded in the records of the office of the County Clerk and ex- officio Register
of Deeds in and for Lincoln County, State of Wyoming, on July 20, 2010, at
Reception No. 954462 in Book 750 at Page 727;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Beneficial Wyoming
Inc., 636 Grand Regency Blvd, Brandon, FL 33510, its successors and assigns,
all right, title, and interest to the following described real property situate in
Lincoln County, State of Wyoming, to -wit:
