Boedeker and Patricia L. Boedeker, as mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc., as nominee for Decision One Mortgage Company, LLC., as mortgagee, the hereinafter described real property by that certain mortgage dated October 5, 2006 (the "Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on October 9, 2006, at Reception No. 923155 in Book 636 at Page 234. The mortgage and note secured thereby were assigned for value as follows: Assignee: HSBC Mortgage Services Inc Assignment dated: May 25, 2010 Assignment recorded: June 4, 2010 Assignment recording information: at Reception No. 953824 in Book 748 at Page 459 All in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, Wyoming; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of HSBC Mortgage Services Inc, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on July 20, 2010, at 10:00 o'clock in the forenoon, at public vendue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, HSBC Mortgage Services Inc "Successful Bidder made the highest and best bid for the hereinafter described real property in the sum of $176,259.66, and the said real property was then and there sold to the Successful Bidder on July 20, 2010 "Sale Date and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on July 20, 2010, at Reception No. 954463 in Book 750 at Page 734; WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said HSBC Mortgage Services Inc, 636 Grand Regency Blvd, Brandon, FL 33510, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to -wit: ShDeed LOT 2 OF THE IVAN TIPPETTS SUBDIVISION, LINCOLN COUNTY, WYOMING AS DECRIBED ON THE OFFICIAL PLAT FILED ON MARCH 19, 1999 AS INSTRUMENT NO. 857454 OF THE RECORDS OF THE LINCOLN COUNTY CLERK. with an address of 3438 State Highway 238, Auburn, WY 83111 Sheriffs Deed Boedeker 10-07006 Page 1 of 2 me by State of ShDeed Together with all improvements thereon situate and all fixtures and appurtenances thereto.
