SANDRA DEE SELLERS, f /k/a SANDRA DEE JENSEN, Grantors, for and in consideration of Ten
Dollars ($10.00) and other good and valuable consideration, in hand paid, receipt whereof is hereby
acknowledged, CONVEY AND QUITCLAIM to BRANDON M. COMBS and AMANDA J.

COMBS, husband and wife, as tenants by the entireties, Grantees, whose address is, '3jo
all of Grantors' right, title and interest in and to the following described real estate, situate in Lincoln
A parcel of land being a portion of Lot 2 of Block 6 of the Willow Addition to the
Town of Kemmerer, Lincoln County, Wyoming as described on the official plat no.
196 of the records of the Lincoln County Clerk; and being more particularly
described as follows:
COMMENCING at the southeast corner of said Lot 2; thence N 04 °38' E, along the
easterly boundary line of said Lot 2, a distance of 73.4 feet to the POINT OF
BEGINNING of this description;
thence continuing N 04 °38' E, along said easterly boundary of said lot 2, a distance
of 66.6 feet to the northeast corner of said Lot 2;
thence N 85 °22' W, along the northerly boundary line of said Lot 2, a distance of
3.35 feet;
thence S 4 °29'24" W, along the center partition wall of a garage and then along a
north -south running fence line separating the driveway, a distance of 69.56 feet;
thence N 51°42' E, a distance of 4.34 feet to the POINT OF BEGINNING
ALSO, a parcel of land being a portion of Lot 2 of Block 6 of the Willow Addition to
the Town of Kemmerer, Lincoln County, Wyoming as described on the official plat
no. 196 of the records of the Lincoln County Clerk; and being more particularly
described as follows:
BEGINNING at the southeast corner of said Lot 2, where is found a 5/8" diameter
rebar with aluminum CCI survey cap;
thence N 04 °38' E, along the east boundary of said Lot 2, a distance of 73.4 feet;
thence S 51 °42' W, a distance of 4.34 feet to a point on a north -south fence line;
thence S 4 °29'24" W, along said north -South fence line a distance of 70.45 feet to a
point on the southerly boundary line of said Lot 2;
thence S 85 °22' E, along said southerly boundary line of said Lot 2, a distance of 3.0
feet to the POINT OF BEGINNING
TOGETHER WITH all improvements and appurtenances thereon situate or in
anywise appertaining thereunto.
SUBJECT, HOWEVER, to all reservations, restrictions, exceptions, easements and
rights -of -way of record.
