THIS INDENTURE dated as of the 8th day of November, 2010, WITNESSETH:
WHEREAS, Morris S. Gibbons established the Morris S. Gibbons Family Trust under
agreement dated November 24, 1984, as amended and restated on April 11, 1994, wherein
Morris S. Gibbons is the Settlor and initial Trustee, and
WHEREAS, the Morris S. Gibbons Family Trust provides in Article IX thereof that any
one or more of the children of Morris S. Gibbons and Della Mae Gibbons may serve as successor
trustee of the Morris S. Gibbons Family Trust upon the death of Morris S. Gibbons and Della
Mae Gibbons;
WHEREAS, Morris S. Gibbons passed away on November 4, 2005 and Della Mae
Gibbons passed away on August 22, 2010;
WHEREAS, Lynnette G. Wolfley is a child of Morris S. Gibbons and Della Mae
Gibbons and, upon the death of Morris S. Gibbons and Della Mae Gibbons, was nominated and
appointed as successor trustee by her siblings, and thereafter became the acting Trustee of the
Morris S. Gibbons Family Trust, and
WHEREAS, the Morris S. Gibbons Family Trust provides in Article X thereof that the
Trustee shall have the power to make divisions and distributions of Trust property either in cash
or in kind, and allocate specific property to any beneficiary or share although the property may
differ in kind from the property allocated to any other beneficiary or share.
NOW, THEREFORE, Lynnette G. Wolfley, Trustee of the Morris S. Gibbons Family
Trust under agreement dated November 24, 1984, as amended and restated on April 11, 1994,
Grantor, for and in consideration of the sum of ten dollars ($10) and other valuable consideration
to her in hand paid, the receipt whereof being hereby acknowledged, does, by these presents,
grant, bargain, sell, and convey unto Austin Morris Gibbons and Merlyn B. Gibbons, husband
and wife as tenants by the entirety, whose address is 131 Highway 32, Lovell, Wyoming 82431,
Grantees, all of said Grantor's right, title, and interest in and to the following described real
estate in Lincoln County, Wyoming, to -wit:
Beginning at a point 65 rods North of the Southwest Corner of the NW1 /4
of Section 11, T 32 N, R 119 W, 6 P.M., Wyoming, and running thence
North 65 Rods, more or less, to a point 30 rods South of the Northwest
Corner of said Section 11, thence 160 rods East, more or less, on a line
parallel to the North boundary line of said Section 11, to the East
boundary line of said NW1 /4, thence South 65 rods, more or less, along
said East boundary line, to a point 65 rods North of the Southeast Corner
of said NW1 /4, thence West 160 rods, more or less, on a line parallel to
the South boundary line of said NW1 /4, to the point of beginning, being
65 acres, more or less, and ALSO,
A Right -of -Way Easement over, across, and along the West two (2) rods
of the South 65 rods of the NWl /4 of Section 11, T 32 N, R 119 W, 6th
P.M., Wyoming, for access by the grantees, and their heirs, successors,
and assigns, to the North 65 rods of the South 130 rods of the NW1 /4 of
Section 11, T 32 N, R 119 W.
AND
The NW1 /4NW1 /4 of Section 24, Township 32 North, Range 119 West of
the 6th P.M., Wyoming. (Excepting therefrom the South 240 feet thereof
and the East 165 feet of the North 833.5 feet thereof);

EXCEPTING AND RESERVING THEREFROM the following described
tract of land; Beginning at the Northeast Corner of NW1 /4SW1 /4 of said
Section 22 and running thence South 40 rods and running thence West 1
rod and running thence North 40 rods and running thence East 1 rod to
point of beginning.
Together with the tenements, hereditaments, and appurtenances whatsoever to the same
belonging or in anywise appertaining;
TO HAVE AND TO HOLD, all and singular, the above mentioned and described real
estate, together with the appurtenances, unto the said Grantees, their successors, heirs, and
assigns forever.
IN WITNESS WHEREOF, the Trustee of the aforesaid Trust, has hereunto set her hand
and seal the day and year first above written.
