KNOW ALL MEN BY THESE PRESENTS, that Rollin Clarence Gardner a /k /a
Rollin C. Gardner and Tamara L. Gardner a /k/a Tami Gardner, husband and wife, of P.O.
Box 608, Afton, Wyoming 83110, Lincoln County, Wyoming, Grantors for and in consideration
of Ten Dollars ($10.00) and other good and valuable consideration, in hand paid, receipt whereof
is hereby acknowledged, CONVEYS AND QUITCLAIM to the Rollin and Tami Gardner
Family Revocable Trust, dated January 5, 2011, Rollin Clarence Gardner and Tamara L.
Gardner, Trustees, Grantees, whose address is P.O. Box 608, Afton, Wyoming 83110, the
following described real estate, situated in Lincoln County, State of Wyoming, hereby releasing and
waiving all rights under and by virtue of the homestead exemption laws of the State, to -wit:
The Southwest Quarter of Section 1, Township 31 North, Range 119 West of the 6 th
P.M., Lincoln County, Wyoming,
EXCEPTING THEREFROM the land described in Warranty Deed recorded July 28,
1972 in Book 100PR on page 446 of the records of the Lincoln County Clerk.
ALSO EXCEPTING THEREFROM, the land described Warranty Deed recorded
December 2, 2003 in Book 542PR on page 832 of the records of the Lincoln County
Clerk.
ALSO EXCEPTING THEREFROM the land contained in Warranty Deed recorded
February 13, 1997 in Book 393PR on page 793 of the records of the Lincoln County
Clerk.
ALSO EXCEPTING THEREFROM the land contained in Warranty Deed recorded
December 18, 2007 in Book 681 PR on page 510 of the records of the Lincoln County
Clerk.
ALSO EXCEPTING THEREFROM the land contained in Warranty Deed recorded
April 15, 2008 in Book 692 on page 49 of the records of the Lincoln County Clerk.
TOGETHER with any and all tenements, hereditaments and appurtenances thereunto
belonging or in anywise appertaining and improvements thereon, any and all fixtures
of a permanent nature thereon, and any and all easements, rights of way, and other
rights appurtenant thereto;
SUBJECT to easements, reservations, covenants and restrictions presently or record
in the office of the County Clerk for Lincoln County, Wyoming.
Hereby releasing and waiving all rights under and by virtue of the homestead exemption laws
of the State of Wyoming.
With respect to W.S. 34 -2 -122, as amended, Grantors hereby state, represent and warrant
that the said Trust was established by written instrument executed the 5 day of January, 2011, that
said Trust has never been revoked, and that said instrument transfers upon said Trustees, all powers
set forth in the Uniform Trustees' Powers Act of the Wyoming Statutes.
