Wooden and Julene Wooden and Shane Wagstaff and Michelle Wagstaff, as mortgagor(s), mortgaged to Central Bank, as mortgagee, the hereinafter described real property by that certain mortgage dated January 28, 2010 (the "Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on February 19, 2010, at Reception No. 952249 in Book 742 at Page 728. All in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, Wyoming; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of Central Bank, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on September 14, 2010, at 10:00 o'clock in the forenoon, at public vendue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, Central Bank "Successful Bidder made the highest and best bid for the hereinafter described real property in the sum of $21,825.45, and the said real property was then and there sold to the Successful Bidder on September 14, 2010 "Sale Date and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on September 14, 2010, at Reception No. 955469 in Book 753 at Page 577; WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said Central Bank, 75 North University Ave., Provo, UT 84601, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to -wit: TO HAVE AND TO HOLD said described premises, together with all improvements thereon erected and all fixtures and appurtenances thereunto belonging, to Central Bank, its successors and assigns forever.
