Smith, grantor of CoUnty of Lincoln, and Stale of Wyoming, for and in consideration of TEN DOLLARS ($10.00) and other valuable consideration, in hand paid, receipt of which is hereby acknowledged,' have hereby rcmised, released and forever quit claimed unto the said Vada D. Smith Trust, dated October 31, 2001, grantees, 'their heirs and assigns forever, all such right, title, interest, property, possession, claim and demand, as they may have or ought to have, in or to all the following described property, to-wit: BEGINNING at a point on the east line of said tract, N00o -23' -12"E, 2250.83 feet from the southeast corner of the SW 1/4 of said Section 27; N00o -23' -12"E, 377.92 feet to a point at a fence comer; S89o -49' -38"E, 228.49 feet to a point at a fence comer; N00o -24' -46"W, 648.09 feet to a point at a fence comer, N22o -24' -16"W, 572.49 feet to a point at a fence comer; N00o -28' -38"E, 184.57 feet to a point at a fence comer; S88o -36' -49"W, 658.95 feet to a point at a fence corner; S00o -22'-36"W, 1739.21 feet, along said fence to a point; thence N88o -36' 49"E, 660.68 feet to the POINT OF BEGINNING; ENCOMPASSING an'area of 31.01 acres, more or less; TOGETHER with a right of ingress and egress and public utilities over, under and across a strip of land thirty-five (35) feet in width with the easterly line described as follows: Beginning at the southeast corner of the SW¼ of said Section 27; thence N00o -23' -12"E, 2250.83 feet to the southeast point of the above described parcel; Subject to a pedestrian right of ingress and egress for dishing purposes along each side of that part of Crow Creek lying and being situate within the bounds of the above described parcel, said easement shall extend outwardly or radially from the thread of said creek to a point fifteen (15) feet from the line of demarcation between vegetation and scoured stream channel; and Subject to a pedestrian right of ingress and egress for fishing purposes along a strip of land being the south fifteen (15) feet of the above described parcel; the base bearing for this survey is the south line of the SW¼ of Section 27, T32N R119W, being N89o -54' -00"E; each "comer" found as described in the Comer Record filed in the Office of the Clerk of Lincoln County; each "point" marked by a 5/8" x 24" steel reinforcing rod with a 2" aluminum cap inscribed, "SURVEYOR SCHERBEL LTD AFTON WY PLS 5368", with appropriate details; Together with all water rights, mineral rights, improvements and appurtenanceS thereon situate or in anywise appertaining thereunto. Subject, however, to all reservations, restrictions, exceptions, easements and rights-of-way of record or in use.
