Daley and Bonnie J. Daley, as mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc., as nominee for GMAC Mortgage Corporation, as mortgagee, the hereinafter described real property by that certain mortgage dated October 13, 2004 (the "Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on October 15, 2004, at Reception No. 903822 in Book 570 at Page 223. The mortgage and note secured thereby were assigned for value as follows: Assignee: GMAC Mortgage, LLC Assignment dated: June 9, 2010 Assignment recorded: June 30, 2010 Assignment recording information: at Reception No. 954171 in Book 749 at Page 842 All in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, Wyoming; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of GMAC Mortgage, LLC, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on October 12, 2010, at 10:00 o'clock in the forenoon, at public venue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, GMAC Mortgage, LLC "Successful Bidder made the highest and best bid for the hereinafter described real property in the sum of $167,447.00, and the said real property was then and there sold to the Successful Bidder on October 12, 2010 "Sale Date and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on October 12, 2010, at Reception No. 955940 in Book 755 at Page 196; WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said GMAC Mortgage, LLC, 1100 Virginia Drive, Fort Washington, PA 19034, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to -wit: LOT 95 OF STAR VALLEY RANCH PLAT 3, LINCOLN COUNTY, WYOMING AS DESCRIBED ON THE OFFICIAL PLAT THEREOF. ShDeed with an address of 12 Cottonwood Lane, Thayne, WY 83127 Together with all improvements thereon situate and all fixtures and appurtenances thereto.
