WHEREAS, Joel R. Laird and Erin C. Laird, as mortgagor(s),
mortgaged to Mortgage Electronic Registration Systems, Inc., as nominee for
GMAC Mortgage Corporation, as mortgagee, the hereinafter described real
property by that certain mortgage dated September 30, 2004 (the "Mortgage
and duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on October 4,
2004, at Reception No. 903386 in Book 0569 at Page 0081.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: GMAC Mortgage, LLC
Assignment dated: February 19, 2010
Assignment recorded: February 26, 2010 and Re- Recorded June 7, 2010
Assignment recording information: at Reception No. 952336 in Book 743 at Page
142 and Re- Recorded at at Reception No. 953842 in Book 748 at Page 513
All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of GMAC Mortgage, LLC, acting under a power of sale contained in the
Mortgage, proceeded to advertise for sale and did sell the hereinafter described
real property on October 12, 2010, at 10:00 o'clock in the forenoon, at public
venue, at the front door of the Lincoln County Courthouse located at 925 Sage
Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, GMAC Mortgage, LLC "Successful Bidder made the
highest and best bid for the hereinafter described real property in the sum of
$185,073.00, and the said real property was then and there sold to the
Successful Bidder on October 12, 2010 "Sale Date and a Certificate of Sale
was issued by the undersigned Sheriff in and for Lincoln County, State of
Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale
was duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on October 12,
2010, at Reception No. 955941 in Book 755 at Page 203;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said GMAC Mortgage, LLC,
1100 Virginia Drive, Fort Washington, PA 19034, its successors and assigns, all
right, title, and interest to the following described real property situate in Lincoln
County, State of Wyoming, to -wit:

LOT 84 OF THE PRATER CANYON ESTATES UNIT
NO. 4, LINCOLN COUNTY, WYOMING AS
DESCRIBED ON THE OFFICIAL PLAT THEREOF.
with an address of 71 Aztec Drive, Thayne, WY 83127
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.

TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to GMAC Mortgage, LLC, its successors and assigns forever.
