Special Warranty Deed
This Deed, made this 2 8 day of March ,2011, between Secretary of
Housing and Urban Development of Washington, D.C., 20414 party of the first part and
Eldena Grover
Party(ies) of the second part, whose address is:
883 Stump Creek Rd. 133, Auburn, Wyoming 83111
Witnesseth: That the said party of the first party, for and in consideration of the sum of Ten Dollars
($10.00) and Other Goods and Valuable Considerations to the said party of the first part
acknowledged, has granted, bargained, sold and conveyed, and by these presents does grant,
bargain, sell convey and confirm unto the said party(ies) of the second party, his/her heirs and
assigns, forever, the following described real property
Situate in the County of Lincoln, State of Wyoming to wit:

Also known as: 963 Stump Creek Road, Auburn, Wyoming 83111
Being the same property acquired by the party of the first part pursuant to the provisions of the
National Housing Act, as amended (12 U.S.C. 1701) and the Department of Housing and Urban
Development Act (42 U.S.C. 3531).
Together with all and singular the hereditaments and appurtenances thereunto belonging, or in an
wise appertaining, and the reversion and reversions, remainder and remainders, rents, issues and
profits thereof, and all the estate, right, title, interest, claim, and demand whatsoever of the said
party of the first part, either in law or equity, of, in and to the above bargained premises, with the
hereditaments and appurtenances; To have and To Hold the said premises above bargained and
described with appurtenances, unto Eldena Grover the said party(ies) of the second part, his /her
heirs and assigns forever.
Subject to all covenants, restrictions, reservations, easements, conditions, and right appearing of
record; and subject to any state of facts an accurate survey would show.
And the said party of the first part, for himself and his successors, covenants and agrees to and with
the said party(ies) of the second part, his/her heirs and assigns, against all and every person or
person lawfully claiming or to claim the whole or any part thereof, by, through or under the said
party of the first part, to Warrant and forever defend.
In Witness Whereof, the undersigned, being specifically named pursuant to the delegation of
authority published at 70 F.R.43, 171 (July 26, 2005) as an authorized agent, has set his /her hand
seal as a principal and/or officer of Best Assets, Inc. for and on behalf of the Secretary of Housing
and Urban Development.

described as follows:
A portion of the Southeast Quarter Southwest Quarter of Section 34, Township 33 North, Range
119 West of the 6 P.M. Lincoln County, Wyoming, being more particularly described as follows:
Beginning at an iron pipe set North 0 °19'10" East along the East line of said Southeast Quarter
Southwest Quarter 502.66 feet from a brass cap monument marking the Southeast corner of said
Southeast Quarter Southwest Quarter; thence running North 89 °40'50" West 14.00 feet to an iron
pipe set near and East -West fence line marking the true point of beginning of this description;
thence running North 89 °40'50" West 367.16 feet to an iron pipe found near a fence corner post in
the Southwesterly fence line of a road; thence North 38 °23'01" East along last said fence line 177.92
feet; thence South 89 °40'50" East 257.47 feet; thence South 0 °19'10" West 140.08 feet to the true
point of beginning.
