SHERIFF'S DEED 000753
WHEREAS, Nicholas Lufkin, as mortgagor(s), mortgaged to The
Jackson State Bank Trust, as mortgagee, the hereinafter described real
property by that certain mortgage dated April 12, 2007 (the "Mortgage and duly
recorded in the records of the office of the County Clerk and ex- officio Register
of Deeds in and for Lincoln County, State of Wyoming, on April 13, 2007, at
Reception No. 928386 in Book 654 at Page 348.
All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Wells Fargo Bank, N.A., successor by merger to The Jackson State
Bank Trust, acting under a power of sale contained in the Mortgage,
proceeded to advertise for sale and did sell the hereinafter described real
property on December 7, 2010, at 10:00 o'clock in the forenoon, at public venue,
at the front door of the Lincoln County Courthouse located at 925 Sage Avenue,
Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Wells Fargo Bank, N.A., successor by merger to The
Jackson State Bank Trust "Successful Bidder made the highest and best bid
for the hereinafter described real property in the sum of $174,000.00, and the
said real property was then and there sold to the Successful Bidder on
December 7, 2010 "Sale Date and a Certificate of Sale was issued by the
undersigned Sheriff in and for Lincoln County, State of Wyoming, to the
Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded
in the records of the office of the County Clerk and ex- officio Register of Deeds
in and for Lincoln County, State of Wyoming, on December 7, 2010, at
Reception No. 957060 in Book 758 at Page 398;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Wells Fargo Bank,
N.A., successor by merger to The Jackson State Bank Trust, 3476 Stateview
Blvd, Fort Mill, SC 29715, its successors and assigns, all right, title, and interest
to the following described real property situate in Lincoln County, State of
Wyoming, to -wit:

LOT 7 IN LEON LIVINGSTON SUBDIVISION, IN
TOWNSHIP 37 NORTH, RANGE 118 WEST, 6TH
P.M., LINCOLN COUNTY WYOMING. SAID PLAT
OF SAID SUBDIVISION AS RECORDED IN THE
COUNTY OF LINCOLN, STATE OF WYOMING.
with an address of 345 West Cottage Lane, Alpine, WY 83128
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.
