Sedey, Treasurer, SEDEY RANCH, INC., of the City of Kemmerer, County of Lincoln, State of Wyoming, Grantor, for and in consideration of the sum of one dollar ($1.00) and other valuable consideration, in hand paid, the receipt whereof is hereby acknowledged, CONVEYS AND QUIT CLAIMS to SEDEY RANCH, LLC, Grantee, of the City of Kemmerer, County of Lincoln, State of Wyoming, all interest presently owned or hereafter acquired in and to the following described real estate, situate in Nuggett, Lincoln County, State of Wyoming, hereby releasing and waiving all rights under and by virtue of the Homestead Exemption Laws of the State of Wyoming, to -wit: Being a tract of land formed by portions of Sections 22, 23 and 26 of Township 22 North, Range 120 West of the 6th Principal Meridian situate in Lincoln County, Wyoming; bounded on the Westward side by a portion of the lands conveyed to Lawrence B. Johnson by Beckwith Quinn and Company as recorded upon page 28 of Book 196 of Lincoln County Deeds; bounded on the Eastward side by the mid channel thread of Bear River and bounded upon its North and South sides by lines bearing due East; described in particular with reference to the sure of the General Land Office of the United States as platted by Alpheus P. Hanson, Surveyor General upon March 31, 1909 as follows, to -wit: Beginning at a point situate in the SE /4NE1/4 of said Section 22 from whence the Southeast corner of said Section 22 bears South 20 °41' East 53.73 chains; said corner being a Destroyed Section Corner; thence South 26 °20' East, 43.07 chains to a point situate in the SW1/4SW /4 of said Section 23, the locus of Corner No. 1 of Tract 42, identical with Corner No. 6 of Tract 41 of said Township and Range; along the Easterly Boundaries of said land of Lawrence B. Johnson; thence South 20 °41' East 64.38 chains, to apoint situate in the NE1/4SW1/4 of said Section 26, along the Eastern boundaries of said land of Lawrence B. Johnson; thence South 02 °5T West 0.47 chains along the Eastern boundaries of said land of Lawrence B. Johnson, a point situate in the NE1/4SW3/4 of said Section 26; thence meandering along the mid channel thread of Bear River downstream; East 13.13 chains; North 67 °07' East 4.68 chains; North 20 °33' East 4.27 chains; North 09 °23' East 12.26 chains; North 27 °47' East 8.36 chains; North 21 °09' West 3.32 chains; North 28 °24' East 12.62 chains; North 06 °57' East 4.13 chains; North 48 °2T West 5.88 chains; South 75 °2T West 10.74 chains; North 80 °21' West 10.75 chains; North 21°2T West 9.03 chains; North 20 °53' East 8.13 chains; North 87 °20' East 8.61 chains; North 80 °02' East 9.24 chains; South 79°1F East 3.77 chains; North 21°15' East 5.79 chains; North 31°26' East 7.86 chains; North 15 °25' East 3.01 chains; North 18 °06' West 14.78 chains; North 71 °50' West 13.16 chains; North 10 °34' West 2.03 chains, to a point in the center of the channel of Bear River situate in the SE1/2NW of said Section 23; thence West 58.53 chains to the point of beginning, containing 408.72 acres, more or less. And also: An undivided interest, totaling 30 acres in the following described lands, W %2SE /4 Section 20; W /2NE3/4 and N /2SE /4 Section 29, T22N, R118W and Tract 45 of T22N, R119W; said Tract 45 being further described as the SW1/4SE /4 of Section 5, the Wl/2NE /4 and the NW1/4SE of Section 8, in said T22N, R119W, containing in all 400 acres. Together with and subject to the easements over and across the above described lands for all irrigation ditchesand canals as now established on the said lands for irrigating the lands heretofore or now owned by the Beckwith Quinn and Company, and together with and subject to all rights of way not established over the above described lands for the purpose of ingress and egress to other lands heretofore owned by the Beckwith Quinn and Company.
