certify that I am the (Deputy) Sheriff of Lincoln County, Wyoming, and further state:
1. That on the 3` day of May, 2011, commencing at or about the hour of 10:00 a.m.,
I conducted a public sale upon foreclosure by advertisement and sale on the front steps of the
Lincoln County Courthouse, 925 Sage Avenue, Kemmerer, Wyoming 83101, of the property
described below that is encumbered by a Mortgage given by Steven R. DiCenso to Wells Fargo
Bank, N.A. as successor by consolidation with The Jackson State Bank Trust "Mortgagee
dated September 28, 2007 "Mortgage recorded on October 1, 2007 in Book 674 at Page 77 of
the real property records of the Lincoln County, Wyoming Clerk:
Lots 8 and 9 of Robert Louis Strout Subdivision, Lincoln County, Wyoming, as shown
on the official plat thereof filed October 4, 1966, as Receiving No. 397399, in the Office
of the Clerk of Lincoln County, Wyoming, as Plat No. 170.
2. That such sale was conducted according to the statutory requirements for
foreclosure by advertisement and sale as set forth in Wyo. Stat. 34 -4 -101 et seq.
3. That such sale was preceded by publication of proper notice of the time and place
of the sale in a newspaper of general circulation in Lincoln County, Wyoming, as evidenced by
the Affidavit of Publication attached hereto as Exhibit A.
4. That the Mortgagee's employee, and the Mortgagee's attorney and office manager
have executed affidavits as required by Wyo. Stat. 34 -4 -103, 34 -4 -104 and 34 -4 -112, which
are attached hereto as Exhibits B, C and D.
5. The highest bidder at such sale was Wells Fargo Bank, N.A. and the amount bid
for the mortgaged property was $34,000.00.
6. Wells Fargo Bank, N.A., its successor or assign is entitled to a Sheriff's Deed to
such property after all statutory redemption periods have expired, unless such property is
redeemed prior to that date as provided by law.

I, Jerald D. Lundgren, being first duly sworn on my oath depose and say:
1. I am a resident of the State of Nebraska.
2. I am an employee of Wells Fargo Bank, N.A. successor by consolidation
with The Jackson State Bank Trust "Wells Fargo
3. I have caused a foreclosure sale by statutory advertisement and sale to be
scheduled to foreclose the Mortgage given by Steven R. DiCenso to Wells Fargo dated
September 28, 2007 "Mortgage recorded on October 1, 2007 in Book 674 at Page 77
of the real property records of the Lincoln County, Wyoming Clerk that encumbers the
property described as:
Lots 8 and 9 of Robert Louis Strout Subdivision, Lincoln County,
Wyoming, as shown on the official plat thereof filed October 4, 1966, as
Receiving No. 397399, in the Office of the Clerk of Lincoln County,
Wyoming, as Plat No. 170.
4. Mortgage foreclosure proceedings have been instituted due to the default
on a Promissory Note dated September 28, 2007 (the "Note in the principal amount of
$151,000.00. Wells Fargo is the holder of the Note and Mortgage.
5. I mailed by certified mail, return receipt requested, a written notice of
intent to foreclose the Mortgage by advertisement and sale to the Mortgagor, occupants
of the mortgaged property and all holders of mortgages and liens subordinate to the
Mortgage, if any, at least ten (10) days before the Notice of Foreclosure Sale was first
published.
6. No suit or proceeding has been instituted at law to recover the debt
secured by the Mortgage.

to the debt involved, and said fee when so allowed or added to the debt will be only as
compensation for services a actually rendered in the foreclosure proceeding by me.
