Wyoming, according to that plat filed October 4, 1995 in the Office of the County
Clerk as Plat No. 246 -G, Instrument No. 809294.
WHEREAS, default in the provisions of said mortgage has been declared; and

WHEREAS, Rural Development, acting on behalf of the Rural Housing Service, has
notified the mortgagor(s), record owner(s), person(s)`in possession of the mortgaged premises,
and all holders of recorded mortgages and liens subordinate to the mortgage(s) being foreclosed
of its intention to foreclose the said mortgage by advertisement and sale under the terms of said
mortgage and pursuant to Wyoming Statutes 34 -4 -101, et seq, as shown by the Affidavit of
Mailing Notice of Intent to Foreclose by Advertisement and Sale attached hereto; and
WHEREAS, notice of the foreclosure sale was duly published in a newspaper of general

which is attached hereto; and
WHEREAS, the amount due to the United States of America, under said mortgage as of
the date of sale, including principal, interest, expenses of sale and attorney's fees amounted to

WHEREAS, said property was offered for sale to the highest and best bidder by me at the

Ann Stoeger (RDAD), after being duly sworn upon oath, deposes and states as follows:
1. Affiant is the Rural Development Area Director of Lincoln County, Wyoming, Rural
Development, acting on behalf of the Rural Housing Service, which office is at 508 N Broadway,
Riverton, Wyoming.
2. That default has occurred in the conditions of a mortgage executed by Wendy W.
Terral and Carla M. Sayers, in favor of United States of America, acting through the Rural
Housing Service, United States Department of Agriculture, dated May 9, 2006, filed for record
May 31, 2006, in Book 621, at Page 586, Document No. 918902, records of Lincoln County,
Wyoming.
3. That no suit or proceeding has been instituted at law to recover the debt remaining
secured by such mortgage. tt;
4. That on March 14, 2011, Affiant mail a Notice of Intent to Foreclose by
Advertisement and Sale and a Notice of Mortgage Foreclosure Sale, copies of which are attached
hereto, to all persons and entities shown thereon.
5. That said mailing was accomplished at least 10 days before publication of the Notice
of Sale commenced March 31, 2011.
6. That said Notice of Intent by Advertisement and Sale and Notice of Mortgage
Foreclosure Sale were mailed by Certified Mail, postage prepaid. Attached hereto are copies of
the Certified Mail receipts.
7. That the Notice of Intent to Foreclose j by Advertisement and Sale was received by
each of the parties shown in paragraph 4 above or were returned as undeliverable as evidenced
by the attached copies of receipts and /or envelopes.

described therein and as follows, to wit:

premises and the costs and disbursements allowed by law, subject to redemption as provided by
