DAN T. MERRITT, Grantor, of County of Lincoln, State of Wyoming, for and in
consideration of TEN DOLLARS ($10.00) and other valuable consideration, in hand
paid, receipt of which is hereby acknowledged, conveys and warrants to MARY
WESCOTT, Grantee, as her sole and separate property, the following described real
estate situate in County of Lincoln and State of Wyoming, hereby releasing and waiving
all rights under and by virtue of the homestead exemption laws of the State, to -wit:
That part of the S1 /2NW1 /4SW1 /4 of Section 14, T31N R1 19W, Lincoln
County, Wyoming, being part of that tract of record in the Office of the
Clerk of Lincoln County in Book 539 of Photostatic Records on Page 40,
described as follows:
Beginning at a spike on the centerline of Bitter Creek County Road No.
12 -140, N66 17' -07 "E, 349.38 feet, from the Southwest corner of said
S1 /2NW1 /4SW1 /4, identical with the beginning of a circular curve to the
left, having a radius bearing S66 58'24 "W;
Thence Northwesterly, 346.52 feet along the arc of said curve, having a
central angle of 01 42'55 and a radius of 11,574.30, with a chord
bearing N23 53' -04 "W, 346.51 feet, to a spike on said centerline;
Thence N72 46' -53 "E, 186.38 feet, to a point;
Thence S21 °01' -57 "E, 397.25 feet, to a point on an existing fence dine;
Thence S89 36' -39 "W, 180.31 feet, to the spike of beginning;
The base bearing for this survey is the West line of the SW1 /4 of Section
14, T31N R1 19W, being N00 41' -34 "E;
That is the intent of this description that the called -for monuments, and not
the existing fence lines, control the location of the property lines;
Reserving unto the Grantors, their heirs. successors and assigns a
perpetual right of ingress and egress and utilities over, under, and across
the South sixty (60) feet of the above described "House Tract the
Northerly and Southerly right -of -way lines of the above described
easement to be shortened or lengthened as necessary to create a
continuous easement with a minimum width of sixty (60) feet to meet the
Easterly right -of -way line of said Bitter Creek County Road No. 12= w 40
and the Easterly boundary line of "Tract A
Each "spike" marked by a 3/8" x 12" steel spike referenced by a 5/8" x
24" steel reinforcing rod with 2" aluminum cap inscribed, "Surveyor
Scherbel Ltd Afton WY PLS 5368 with appropriate details;
Each "point" marked by a 5/8" x 24" steel reinforcing rod with a 2"
aluminum cap inscribed "Surveyor Scherbel Ltd Afton WY PLS 5368"
with appropriate details;
All in accordance with the plat prepared to be filed in the Office of the
Clerk of Lincoln County titled, "Plat of Family Exempt Tracts for L.D.
Kennington and Lamoine Kennington Revocable Trust Dated 3 August
1988 Within the N1 /2SW1 /4 Section 14 T31N R119W Lincoln County,
Wyoming dated 12 September 2005, as revised.
