SHERIFF'S DEED 000310 Shane Johnson, Sheriff, of lawful age, being first duly sworn upon his oath according to law, deposes and says: 1. That he is now, and was at all times herein mentioned, the duly appointed, qualified and acting Sheriff of Lincoln County, Wyoming. 2. That on the 11th day of January, 2011, at 10:00 o'clock A.M., at the front door of the Courthouse of the County of Lincoln, State of Wyoming, in Kemmerer, Wyoming, the same being also the place of holding the District Courtin said County, and at public venue, to the highest bidder for cash, he offered for sale the following described land and premises as separate parcels, then offered the following described lands as a whole, and then sold said land and premises as a whole for the sum of $443, 892.68 to 1St Bank, Alpine, Wyoming the said bank having bid fairly and in good faith therefor, and being the highest and best bidder, and that being the highest sum bid for all of said land and premises, being particularly described as follows, to -wit: Lots Twenty Three (23) and Twenty Four (24), Suter's Canyon Subdivision Phase Two, Second Filing, recorded December 22, 2008 at Document No. 944254, in the Office of the County Clerk, Lincoln County, Wyoming, formerly Lots Eighteen (18) and Nineteen (19), Suter's Canyon Subdivision Phase Two, recorded May 7, 2008, at Document Number 938819, in the Office of the county Clerk, Lincoln County, Wyoming; SUBJECT to all easements, rights of way, reservations, mineral leases, restrictions and restrictive covenants now of record or in sight and affecting said property. Together with all improvements thereon. 3. That said lands and premises were sold pursuant to that certain Notice c Intent to Foreclose Mortgage by Advertisement and Sale being duly given according to lave and pursuant to the provisions of that certain Notice of Mortgage Foreclosure Sale dul published by law, and under and by virtue of the power of sale and authority contained i that certain Mortgage, dated June 25, 2008, made, executed and delivered by Aspen Hill Development, a Wyoming corporation, as Mortgagor, to 1st Bank, Alpine, Wyoming, a Mortgagee, which Mortgage was filed for record in the Office of the County Clerk and E) Officio Register of Deeds within and for Lincoln County, Wyoming, on June 26, 2008, i Book 698 at Page 495. Rec. #940122; and that the debt secured by said mortgage deed the time of said sale, including principal, interest, advances, fees, costs and expenses c foreclosure was the actual sum of $443,892.68. 4. That a Certificate of Sale on Foreclosure was thereafter issued by th undersigned to 1St Bank, Alpine, Wyoming as the purchaser, dated January 11, 2011, whic Certificate was recorded on January 11, 2010, in Book 760, at Pages 406 -437, Filing Nc 957561, in the office of the County Clerk and Ex- Officio Register of Deeds of Lincol County, Wyoming. That the time of redemption of said premises by Aspen Hills Development, Wyoming Corporation, expired on the llthth day of April, 2011, and that Aspen Hill Development, Inc., a Wyoming Corporation, its heirs, executors, administrators, or assign has not redeemed said property; that the time in which any judgment creditor of sai Aspen Hills Development, a Wyoming Corporation, or grantee or mortgagee, or any perso holding a lien on such premises or property, expired on the 11th of May, 2011, and no suc person has redeemed such property, and the purchaser aforesaid is now entitled to a dee for said property and premises. NOW, THEREFORE, KNOW ALL MEN BY THIS DEED, that I, Shane Johnson, Sheriff c said County of Lincoln, State of Wyoming, in consideration of the premises, have granter bargained and sold, and do hereby convey to 1St Bank, Alpine, Wyoming, its successors an assigns, the following described property: The State of Wyoming County of Lincoln Lots Twenty Three (23) and Twenty Four (24), Suter's Canyon Subdivision Phase Two, Second Filing, recorded December 22, 2008 at Document No. 944254, in the Office of the County Clerk, Lincoln County, Wyoming, formerly Lots Eighteen (18) and Nineteen (19), Suter's Canyon Subdivision Phase Two, recorded May 7, 2008, at Document Number 938819, in the Office of the county Clerk, Lincoln County, Wyoming; SUBJECT to all easements, rights of way, reservations, mineral leases, restrictions and restrictive covenants now of record or in sight and affecting said property.
