TOGETHER WITH AND SUBJECT TO: ALL EASEMENTS, EXCEPTIONS, RESTRICTIONS, RESERVATIONS, RIGHTS -OF -WAY, IMPROVEMENTS AND CONDITIONS OF SIGHT AND OR RECORD. Subject, however to all existing interests, including but not limited to easements, encumbrances, reservations, restrictions, and rights -of -way of record or otherwise.
