Cooney and Melissa Cooney, as mortgagor(s), mortgaged to Argent Mortgage Company, LLC, as mortgagee, the hereinafter described real property by that certain mortgage dated February 6, 2003 (the "Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on February 18, 2003, at Reception No. 887884 in Book 512 at Page 896. Assignee: Wells Fargo Bank, N.A., as Trustee for ABFC 2004 -OPT5 Trust, ABFC Asset Backed Certificates, Series 2004 -OPT5 Assignment dated: December 22, 2008 Assignment recorded: December 30, 2008 Assignment recording information: at Reception No. 944411 in Book 712 at Page 164 All in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, Wyoming; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of Wells Fargo Bank, N.A., as Trustee for ABFC 2004 -OPT5 Trust, ABFC Asset Backed Certificates, Series 2004 -OPT5, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on April 27, 2010, at 10:00 o'clock in the forenoon, at public vendue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, US Bank National Association, as Trustee for the C- BASS Mortgage Loan Asset Backed Certificates, Series 2007 -RP1 "Successful Bidder made the highest and best bid for the hereinafter described real property in the sum of $187,112.70, and the said real property was then and there sold to the Successful Bidder on April 27, 2010 "Sale Date and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on April 27, 2010, at Reception No. 953112 in Book 746 at Page 118 and a Corrective Certificate of Sale was recorded on October 1, 2010 at Reception No. 955808 in Book 754 at Page 824, and a 2 Corrective Certificate of Sale was recorded on June 7 2011 at Reception No. 9S73 in Book 7 at Page WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that 1, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said US Bank National Association, as Trustee for the C -BASS Mortgage Loan Asset Backed Certificates, Series 2007 -RP1, 4828 Loop Central Drive, Houston, TX 77081, its ShDeed Sheriffs Deed Cooney 08 -24471 Page 1 of 2 successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to -wit: TO HAVE AND TO HOLD said described premises, together with all improvements thereon erected and all fixtures and appurtenances thereunto belonging, to US Bank National Association, as Trustee for the C -BASS Mortgage Loan Asset Backed Certificates, Series 2007 -RP1, its successors and assigns forever.
