WARRANTY DEED

LEE R. HYDE and NAUNIE H. HYDE, husband and wife, of Fairview,
Lincoln County, Wyoming, "Grantor for and in consideration of the sum of Ten
and no /100 Dollars ($10.00) and other good and valuable consideration, in hand paid,
receipt whereof is hereby acknowledged, CONVEY AND WARRANT to DAVID G.
PAGE and AMBER L. PAGE, trustees or their successors in trust under the PAGE
LIVING TRUST DATED FEBRUARY 29, 2008, "Grantee the following
described real estate, situate in Lincoln County, Wyoming, hereby releasing and waiving
all rights under and by virtue of the homestead exemption laws of the State, to -wit:
The Southwest Quarter of the Northeast Quarter of Section 15, in
Township 31 North of Range 119 West of the 6th P.M.
Together with all improvements thereon and appurtenances thereto,
subject to: 1) all easements and rights of way of record and legally
existing; 2) any prior reservations of oil, gas and minerals in and under
said lands; and 3) the reservations and exceptions, if any, contained in
the government patent to said land.
Further, Grantor does hereby grant unto Grantee, its successors and assigns, an easement
for ingress and egress to and from, and for the benefit of, the above described parcel of
land. The said easement being a strip of land forty feet (40') wide connecting the above
described parcel to Bittercreek Road, burdening lands of Grantor, and being more
particularly described as follows:
Beginning at the northeast corner of the SW %NE of Section 15,
Township 31 North, Range 119 West, 6th P.M., Lincoln County,
Wyoming, thence running east along the north boundary line of the
SE %NE% of said Section 15 to a point where said boundary line
intersects the western -most boundary of County Highway 140, thence
southeasterly along the boundary of said highway to a point which is
located forty feet (40') south of the north boundary line of the
SE %NE% of said Section 15, thence west to the eastern boundary of the
S`W%/NE of said Section 15, thence north along that boundary a
distance of forty feet (40') to the point of beginning.
