This Deed, made this 25thday of July ,2011, between Secretary of
Housing and Urban Development of Washington, D.C., 20414 party of the first part and
Bruce W. Nicholls and Patricia A. Nicholls, Husband and Wife,
Party(ies) of the second part, whose address is: 110 E. Center St., #587, Madison, SD 57042
Witnesseth: That the said party of the first party, for and in consideration of the sure of Ten Dollars
($10.00) and Other Goods and Valuable Considerations to the said party of the first part
acknowledged, has granted, bargained, sold and conveyed, and by these presents does grant,
bargain, sell convey and confirm unto the said party(ies) of the second party, his/her heirs and
assigns, forever, the following described real property
Situate in the County of Lincoln State of Wyoming to wit:
Also known as: 72 Nield Ave., Afton, Wyoming 83110
Being the same property acquired by the party of the first part pursuant to the provisions of the
National Housing Act, as amended (12 U.S.C. 1701) and the Department of Housing and Urban
Development Act (42 U.S.C. 3531).
Together with all and singular the hereditaments and appurtenances thereunto belonging, or in an
wise appertaining, and the reversion and reversions, remainder and remainders, rents, issues and
profits thereof, and all the estate, right, title, interest, .claim, and demand whatsoever of the said
party of the first part, either in law or equity, of, in and to the above bargained premises, with the
hereditaments and appurtenances; To have and To Hold the said premises above bargained and
described with appurtenances, unto Bruce W. Nicholls and Patricia A. Nicholls, Husband and
Wife, the said party(ies) of the second part, his /her heirs and assigns forever.
Subject to all covenants, restrictions, reservations, easements, conditions, and right appearing of
record; and subject to any state of facts an accurate survey would show.
And the said party of the first part, for himself and his successors, covenants and agrees to and with
the said party(ies) of the second part, his /her heirs and assigns, against all and every person or
person lawfully claiming or to claim the whole or any part thereof, by, through or under the said
party of the first part, to Warrant and forever defend.
In Witness Whereof, the undersigned, being specifically named pursuant to the delegation of
authority published at 70 F.R,43, 171 (July 26, 2005) as an authorized agent, has set his/her hand
seal as a principal and/or officer of Best Assets, Inc., for an on behalf of the Secretary of Housing
and Urban Development,

The land referred to in this document is situated in the State of Wyoming, County of Lincoln, and is
described as follows:
That part of the Northeast Quarter Northeast Quarter of Section 36, Township 32 North, Range
119 West, within the incorporated limits of the Town of Afton, Lincoln County, Wyoming, being
part of that tract of record in the office of the Clerk of Lincoln County in Book 210 of photastatic
records on Page 204, it being the intent to more correctly describe that Tract of Record in said
office in Book 313 of photostatic records on Page 135 as follows:
Commencing at a point on the West right -of -way line of U.S. Highway 89 identical with an
intersection with the South line of Nield Avenue, South 77 °18'36" West 159.77 feet; from the
Northeast Corner of said Section 36, found as described in the Corner record filed in said office;
thence South 89 °13'18" West 185.64 feet, along said South line to a spike on the centerline of that
easement of record in said office in Book 278 of photostatic records on Page 82; thence South
89 °13'59" West 123.07 feet; along said South line to the point of beginning; thence South 00 °28'09"
West 120.05 feet; along an existing fence line, in part, to a point at a fence corner; thence South
89 °52'22" West 128.06 feet; along an existing fence line, to the Southeast point of Lot 1 of the Ben
Nield Addition to the Town of Afton of record in said office as Plat No. 307; thence North 00 °56'00"
