that plat filed February 11, 1994, Plat No. 264 -D,

and the said GRANTOR hereby covenants with the said GRANTEES that GRANTOR is lawfully
seized of said premises; that they are free from encumbrances; and GRANTOR warrants the title
thereto against the lawful claims of all persons whomsoever, except: restrictions, reservations,
easements and encumbrances of record.
Hereby releasing and waiving any and all rights under and by virtue of the homestead
