W.S. 34-11-101 (Facts affecting title to real estate)
STATE OF IDAHO ' tBOOK'~7_PR PAGE__0 ] '_~_.
SS.
COUNTY OF JEFFERSON
Ronald K. Ackerman and Norma Ackerman, of Menan, Jefferson County, Idaho,
upon their oaths depose and state as follows:
1. By a warranty Deed ("tile warranty deed") dated AUgust 21, 1981, Leisure
Valley, Inc., conveyed the following described real property located in Lincoln County,
Wyoming, to Norman W. Taylor &' Emma Taylor, husband and wife, and Ronald K.
Ackerman & Norma Ackerman, husband and wife, as Joint Tenants ("the property"):
Lot Eighteen (18) in Star Valley Ranch Plat Seven (7) as Platted and
Recorded in the Official Records of Lincoln County, Wyoming.
2. The warran'ty deed was recorded in the office of the Lincoln County Clerk on
August 24, 1981, in Book 179 PR, page 730.
3. Norman W. Taylor became deceased on December 18, 1996. Subsequent
to his death, Emma Caroline Taylor aka Emma Taylor, executed and caused to be
recorded an Affidavit of Survivorship with an attached certified copy of the certificate of
death of Norman W. Taylor ("the previous affidavit"). The previous affidavit was recorded
in the office of the .Lincoln County Clerk on December 4, 1997, in Book 404 PR, page 874.
4. The previous affidavit contained incorrect information that may affect title to
the property. Affiants as grantees in the warranty deed have knowledge of the facts and
are competent to testify concerning them in open court and make this affidavit to correct
the ihformation set forth in the-previous affidavit. Norma Ackerman is the daughter of
Norman W. Taylor and Emma Taylor. .~: '
5. As shown in the attached certified copy of the certificate of death, Norman
Wilford Taylor, aka Norman W. Taylor, became deceased on December 18~ 1996, not on
December 18, 1997, as stated in the previous affidavit.

6. The previous affidavit incorrectly states that upon the death of Norman W.
Taylor, Emma Caroline Taylor became owner of an undivided one-half (1/2) interest in the
property. The warranty deed does not provide for ownership of undivided 1/2 interests in
the property. Rather, the warranty deed states that the four individuals received title to the
property "as Joint Tenants". Therefore, pursuant to W.S. 2-9-102, 103, upon the death of
Norman W. TaylOr; Emma Taylor, Ronald K. Ackerman and Norma Ackerman became the
owners of the property "as Joint Tenants".
7. The facts stated in this affidavit may affect title to the ~9roperty consisting of
lands located in Lincoln County, Wyoming, appearing by the record to be owned by Emma
Taylor, Ronald K. Ackerman and Norma Ackerman, husband and wife, as Joint Tenants.
