MILLS, JR. as Trustee and only as Trustee of the bankruptcy estate of PETER P. KRUEGER
JEANNE K. KRUEGER, Case No. 6:11 bk 01242 KSJ, Party of the First Part, and KRIS
MEYERER, Party of the Second Part.
WITNESSETH
The party of the First Part, pursuant to Notice of Sale (Docket No. 19), a copy mailed to all
parties in interest on July 27, 2011, and in consideration of the premises and the sum of Ten Dollars
($10.00) in hand paid, grants, bargains, sells, aliens, remises, releases, conveys, and confirms to the
Party of the Second Part, their heirs and assigns forever, the real property in Lincoln County,
Wyoming, described as follows:
Lot 18 in Star Valley Ranch, Plat One (1), as platted and recorded in the Official Records of
Lincoln County, Wyoming.
Parcel ID No: 3 5192410203 000.
TOGETHER with all and singular the tenements, hereditament and appurtenances belonging
or in anywise appertaining to that real property.
TO HAVE AND TO HOLD the same to the Party of the Second Part, their successors, heirs
and assigns, in fee simple forever.
AND the Party of the First Part does covenant to and with the party of the Second Part, their
heirs and assigns, that in all things preliminary to and in and about the sale and this conveyance the
Orders of the Bankruptcy Court and the laws of the United States have been followed and complied
with in all respects and that the premises are free from any encumbrances made by the Party of the
First Part.

TERMS CONDITIONS OF SALE: (Also see attached addendum 1)
Property is being sold in its "as is" condition, with no warranties of any kind, express, implied or
otherwise. It is the Buyer's responsibility to examine title or otherwise identify any encumbrances on the
property not disclosed by the Seller (i e unknown to the Seller).
Buyer should not rely on the seller's current property taxes as the amount of property taxes that the
buyer may be obligated to pay in the year subsequent to purchase. A change of ownership or property
improvements triggers reassessments of the property that could result in higher property taxes. If you have any
questions concerning valuation, contact the county property appraiser's office for information.
EXPENSES:
Buyer to pay all closing costs including title insurance, document preparation, title insurance survey,
if needed.
State surtax documentary stamps, which are required to be affixed to the instrument of conveyance,
intangible tax on recording of purchase money to Buyer, and cost of recording corrective instruments shall be
paid by Buyer. Documentary stamps to be affixed to the note or notes secured by the purchase money
mortgage, cost of recording financing statements shall be paid by Buyer.
Rents collected, taxes, insurance, maintenance fees, and/or other expenses of property will not be pro-
rated at closing. Buyer will pay for delinquent real estate taxes, if applicable and current real estate taxes.
Seller shall pay mortgage liens.

It is understood agreed that this property is being sold purchased subject to the restrictions
limitations of record common to the neighborhood, and subject to any easements for public utilities, which may
be of record or may become liens through pending legislation before consummation of contract.

If Buyer fails to perform this contract within the time specified, the deposit(s) paid by the Buyer, will be
retained by or for the account of the Seller, as liquidated damages, consideration for the execution of this
contract in full settlement of any claims; whereupon all parties shall be relieved of all obligations under the
contract; or Seller, at his option, may proceed at law or in equity to enforce his legal rights under this contract.
If, for any reason other than failure of Seller to render his title marketable after diligent effort, Seller fails,
neglects or refuses to perform this contract, the Buyer may elect to receive the return of his deposit(s).
This contract shall be binding on both parties, the Seller and the Buyer, their heirs, executors or assigns,
when approved by the Trustee pursuant to the provisions of the United States Bankruptcy code of the property
herein described. Claims shall take place in United States Bankruptcy Court.
