WHEREAS, Jay C. Romine II and Savana Romine, as
mortgagor(s), mortgaged to Citicorp Trust Bank, fsb, as mortgagee, the
hereinafter described real property by that certain mortgage dated April 17, 2009
(the "Mortgage and duly recorded in the records of the office of the County
Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on April 27, 2009, at Reception No. 946778 in Book 721 at Page 496.
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of CitiCorp Trust Bank, fsb, acting ur'idei° a power of sale contained in
the Mortgage, proceeded to advertise for sale and did sell the hereinafter
described real property on March 29, 2011, at 10:00 o'clock in the forenoon, at
public venue, at the front door of the Lincoln County Courthouse located at 925
Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, CitiCorp Trust Bank, fsb "Successful Bidder made
the highest and best bid for the hereinafter described real property in the sum of
$98,020.27, and the said real property was then and there sold to the Successful
Bidder on March 29, 2011 "Sale Date and a Certificate of Sale was issued by
the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the
Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded
in the records of the office of the County Clerk and ex- officio Register of Deeds
in and for Lincoln County, State of Wyoming, on March 29, 2011, at Reception
No. 958657 in Book 764 at Page 570;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said CitiCorp Trust Bank,
fsb, 1000 Technology Drive, MS322, 0 Fallon, MO 63368 -2240, its successors
and assigns, all right, title, and interest to the following described real property
situate in Lincoln County, State of Wyoming, to -wit:

BEGINNING AT A POINT WHICH IS 16 RODS
WEST OF THE NORTHEAST CORNER OF
SECTION 12, TOWNSHIP 32 NORTH, RANGE 119
WEST, 6TH P.M., LINCOLN COUNTY, WYOMING;
AND RUNNING THENCE SOUTH 10 RODS;
THENCE WEST 32 RODS; THENCE NORTH 10
RODS; THENCE EAST 32 RODS TO THE POINT
OF BEGINNING.
with an address of 105 Meadow Lane, Afton, WY 83110
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to CitiCorp Trust Bank, fsb, its successors and assigns forever.
