Cooley residing at 3415 Rawson Ave., Ammon, Idaho, 83406 "grantees The GRANTOR, does hereby grant, bargain, sell, convey and assigns unto the grantees and their heirs, the following described premises located in the County of Lincoln, State of Wyoming, described as follows: Lot 10, Indian Creek, Subdivision, according to that plat filed September 22, 1994 as Plat No. 105 -A in the Office of County Clerk, Lincoln County, Wyoming. Lots 12, 13 and 14, Alpine Resort Company Subdivision, Lincoln County, Wyoming, according to that plat filed in the office of County Clerk, Lincoln County, Wyoming. Lot 63, Alpine Village Subdivision No. 1, plat 3 amended, Lincoln County, Wyoming, according to that plat of record in the Office of the Lincoln County Clerk, Subject to perpetual covenant that Lot 63 cannot be subdivided or split; and Reservation of a perpetual access easement to Grantors property thirty (30) feet in width with the centerline more specifically described below for ingress and egress, and for buried utility lines and pipes, together with the right to maintain and repair the same. The legal description for the centerline of the easement is as follows: Beginning at the W 1/16 Corner of Sections 17 and 20, T37N, R118W, Lincoln County, Wyoming, thence N00 12'10 "W, along the west line of the W% SE'/ SW' a distance of 204.00 feet to the point of beginning; thence N34 30'50 "W, a distance of 88.00 feet; thence N00 °42'16"W, a distance of 148.00 feet; thence N21 °17'50 "E, a distance of 140.00 feet where it leaves Lot 63, Alpine Village Subdivision no. 1, Plat 3 Amended. Subject to reservations and restrictions contained in the United States Patent and to easements and right -of -ways of record or in use. TO HAVE AND TO HOLD the said premises, with its appurtenances unto the said Grantee's and their heirs and assigns forever. Grantor covenants with the Grantees that the Grantor is now seized in fee simple absolute of said premises; that the Grantor has full power to convey same; that the same is free from all encumbrances, that the Grantees shall enjoy the same without any lawful disturbance; that the Grantor will, on demand, execute and deliver to the Grantees, at the expense of the Grantor, any further assurance of the same that may be reasonably required, and, with the exceptions set forth above, that the Grantor warrants to the Grantees and will defend for them all the said premises against every person lawfully claiming all or any interest in same, subject to real property taxes accrued but not yet due and payable and any other covenants, conditions, easements, right of way, laws and restrictions of record.
