SHERIFF'S DEED
WHEREAS, Megan R. O'Rourke, as mortgagor(s), mortgaged to
Wells Fargo Bank, N.A., as mortgagee, the hereinafter described real property
by that certain mortgage dated January 6, 2010 (the "Mortgage and duly
recorded in the records of the office of the County Clerk and ex- officio Register
of Deeds in and for Lincoln County, State of Wyoming, on February 12, 2010, at
Reception No. 952164 in Book 742 at Page 503.
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Wells Fargo Bank, NA, acting under a power of sale contained in the
Mortgage, proceeded to advertise for sale and did sell the hereinafter described
real property on April 26, 2011, at 10:00 o'clock in the forenoon, at public venue,
at the front door of the Lincoln County Courthouse located at 925 Sage Avenue,
Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Wells Fargo Bank, NA "Successful Bidder made the
highest and best bid for the hereinafter described real property in the sum of
$248,698.72, and the said real property was then and there sold to the
Successful Bidder on April 26, 2011 "Sale Date and a Certificate of Sale was
issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming,
to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly
recorded in the records of the office of the County Clerk and ex- officio Register
of Deeds in and for Lincoln County, State of Wyoming, on April 26, 2011, at
Reception No. 959072 in Book 765 at Page 876;
WHEREAS, said Certificate of Sale was assigned to Federal
National Mortgage Association, its successors and assigns by that certain
Assignment of Certificate of Sale dated August 12, 2011 and recorded in the
records of the County Clerk and ex- officio Register of Deeds in and for Lincoln
County, State of Wyoming, 9n August 12, 2011, 2011, at Reception No.
9Q in Book °J,2, at Page &c?
WHEREAS, WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL
MORTGAGE ASSOCIATION, whose address is P.O. Box 650043, Dallas, TX
75265 -0043, its successors and assigns, all right, title, and interest to the
following described real property situate in Lincoln County, State of Wyoming, to-
wit:
Lot Forty -Eight (48), of the Star Valley Ranch
Subdivision, Plat No. Two (2) in Thayne, Lincoln
County, Wyoming, as surveyed, platted and recorded,
August 5, 1970, on Document No. 424555 in the
Office of the County Clerk and Ex- officio Register of
Deeds
with an address of 551 Aspen Way, Star Valley Ranch, WY 83127
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.
