HomeMy WebLinkAbout960943SHERIFF'S DEED KNOW ALL MEN BY THESE PRESENTS: On the July 28, 2003, a real estate mortgage was executed by Fred S. Beatty 1II and Brenda K. Beatty, as husband and wife, to Wells Fargo Home Mortgage, Inc., then assigned to EMC Mortgage Company, as security for a promissory note dated July 28, 2003. Said mortgage was recorded in the official records of the Lincoln County Book #538PR, Page #584, and Rec #933020, Book #671, Page #820.. Subsequently, the owners, Fred S. Beatty III and Brenda K. Beatty, defaulted in payments on said note and a Notice of Default and Acceleration was delivered to said owner on the March 31, 2011. A Notice of Foreclosure was published in the Kemmerer Gazette Newspaper, advertising to the public that a sale of the premises would take place on the 10 day of May, 2011. On May 10, 2011, the property was purchased by EMC Mortgage Company for the sum of $56,063.01, and on the May 10, 2011, a certificate of purchase was entered, showing the purchase of the below described property by EMC Mortgage Company. Thereafter, a period of three months passed without any redemption by the owner as is permitted by 1 -18 -103, W.S. 1977. Subsequently, an additional period of thirty days passed without redemption by judgment creditors as is permitted by 1 -18 -104, W.S. 1988. The property is now ready for transfer by Sheriffs Deed to EMC Mortgage Company, the purchaser and holder of the Sheriffs Certificate of Sale for the said purchase price of $56,063.01, which has been credited against the debt owed by the owner. Vjap NOW THEREFORE, KNOW ALL MEN BY THIS DEED that I, -•"J t7 62 for and on behalf of the Lincoln County Deputy Sheriff, in consideration of the premises, have granted, sold and do hereby convey to EMC Mortgage Company, its heirs, successors and assigns, the following described tract of land, to wit: STATE OF WYOMING COUNTY OF LINCOLN Deputy Sheriff, this M. ASHLEY y NOTARY PUBLIC i_SP•�4.; Lot 2 of Block 40 of the First Addition to the Town of Kemmerer, Lincoln County, Wyoming as described on the official plat filed as Map No. 186 of the records of the Lincoln County Clerk.
