MEMORANDUM OF LEASE
KNOW ALL MEN BY THESE PRESENTS:
That HNA, INC., a Wyoming corporation, as Landlord, entered into a Lease Agreement
With Option to Purchase with a Right of First Refusal dated September 2011, with
RIDLEY' S FAMILY MARKETS, INC., as Tenant, for a parcel of real property in the City of
Kemmerer, Lincoln County, Wyoming, commonly known as the 620 Pine Avenue, Kemmerer,
Wyoming, which is more particularly described as follows:
and
That the term of said Lease Agreement With Option to Purchase with Right of First
Refusal extends through September 14, 2018 for the Initial Term and contains four (4) additional
seven (7) year terms, and is currently in full force and effect.

Lots 7, 8, 9 and 10 of Block 14 of the Original Townsite of the Town of Kemmerer, Lincoln County, Wyoming.
together with that portion of the alley adjacent to the southwesterly line of said lots and to the Southwesterly line of
a portion of Lot 10 of said Block, more particularly described as follows;
Beginning at the Northwesterly corner of said Lot 7; thence S 63° 26' W, a distance of 20 feet to the Northeast
corner of Lot 6 of said Block 14; thence S 26° 34' E, along the Northeasterly line of tots 4, 5 and 6 and a portion of
Lot 3 of said Block 14, a distance of 175 feet to a point 25 feet South of the Northeast corner of said Lot 3; thence
Northeasterly parallel with the Northeasterly Extension of the Northwesterly line of said Lot 3, a distance of 20 feet
to a point on the southwesterly line of Lot 10 of said Block 14; thence N 26° 34' W, along the Southwesterly line of
Lots 7, 8 and 9 and a

EXCEPTING THEREFROM the northwesterly one -half of the above described portion of alley,

as recorded on August 26, 1952, at Book 28 of Deeds on page 463 in Lincoln County public records, said North
half of Lot 3 more particularly described as follows:
Beginning at the Northwest corner of said Lot 3 and running thence Easterly along the Northerly boundary line
thereof, a distance of 140 feet to the Northeast corner of said lot; thence Southerly along the Easterly boundary line
of said lot, a distance of 25 feet; thence Westerly at right angles a distance of 140 feet to the Westerly boundary of
said lot; thence Northerly along the Westerly boundary line thereof a distance of 25 feet to the point of beginning;
AND the Westerly one -half of the dedicated alley of record adjacent to Lots 7, 8, 9 and adjacent to the
southwesterly line of a portion of Lot 10 of said Block 14 of the Original Town of Kemmerer, Lincoln County,
Wyoming, more particularly described as follows:
Beginning at the Northwesterly corner of said Lot 7: thence S 63 °26' W, a distance of 20 feet to the Northeast
corner of Lot 6 of Said Block 14; thence S 26'34' E, along the Northeasterly line of Lots 4, 5 and 6 and a portion of
