WHEREAS, Ray Reed and Audrey Reed, as mortgagor(s),
mortgaged to Chase Bank USA, N.A., as mortgagee, the hereinafter described
real property by that certain mortgage dated December 26, 2006 (the
"Mortgage and duly recorded in the records of the office of the County Clerk
and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on
February 1, 2007, at Reception No. 0926474 in Book 647 at Page 771.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: Deutsche Bank National Trust Company, as Trustee for J.P. Morgan
Mortgage Acquisition Trust 2007 -CH3, Asset Backed Pass Through Certificates,
Series 2007 -CH3
Assignment dated: January 19, 2010
Assignment recorded: January 26, 2010
Assignment recording information: at Reception No. 951842 in Book 741 at Page
All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Deutsche Bank National Trust Company, as Trustee for J.P. Morgan
Mortgage Acquisition Trust 2007 -CH3, Asset Backed Pass Through Certificates,
Series 2007 -CH3, acting under a power of sale contained in the Mortgage,
proceeded to advertise for sale and did sell the hereinafter described real
property on May 3, 2011, at 10:00 o'clock in the forenoon, at public venue, at the
front door of the Lincoln County Courthouse located at 925 Sage Avenue,
Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Deutsche Bank National Trust Company, as Trustee
for J.P. Morgan Mortgage Acquisition Trust 2007 -CH3, Asset Backed Pass
Through Certificates, Series 2007 -CH3 "Successful Bidder made the highest
and best bid for the hereinafter described real property in the sum of $95,522.02,
and the said real property was then and there sold to the Successful Bidder on
May 3, 2011 "Sale Date and a Certificate of Sale was issued by the
undersigned Sheriff in and for Lincoln County, State of Wyoming, to the
Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded
in the records of the office of the County Clerk and ex- officio Register of Deeds
in and for Lincoln County, State of Wyoming, on May 3, 2011, at Reception No.
959147 on Book 766 at Page 197;
WHEREAS, no one has appeared to redeem the
hereinafter described real property under the laws of the State of Wyoming, and
the time for doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that 1, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Deutsche Bank
National Trust Company, as Trustee for J.P. Morgan Mortgage Acquisition Trust
2007 -CH3, Asset Backed Pass Through Certificates, Series 2007 -CH3, 10790
Rancho Bernardo Road, San Diego, CA 92127, its successors and assigns, all
right, title, and interest to the following described real property situate in Lincoln
County, State of Wyoming, to -wit:
The Southerly 1/2 of Lot 1 of Block 40 to the First
Addition to the Town of Kemmerer, Lincoln County,

Wyoming being more particularly described as
follows:
Beginning at the Southeast corner of said Lot 1 and
running thence Northerly, along the Easterly
boundary line of said Lot 1, a distance of 70 feet;
thence Westerly at right angles, a distance of 50 feet
to the Westerly boundary line of said Lot 1; thence
Southerly, along the Westerly boundary line of said
Lot 1, a distance of 70 feet; thence Easterly along the
Southerly boundary line of said Lot 1, a distance of 50
feet to the point of beginning
with an address of 713 Beech Avenue, Kemmerer, WY 83101
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Deutsche Bank National Trust Company, as Trustee for J.P.
Morgan Mortgage Acquisition Trust 2007 -CH3, Asset Backed Pass Through
Certificates, Series 2007 -CH3, its successors and assigns forever.
IN WITNESS WHEREOF, the undersigned has caused this
Sheriffs Deed to be executed and delivered on the 27 day of
