Special Warranty Deed
This Deed, made this 30 day of September ,2011, between The Secretary of
Housing and Urban Development of Washington, D.C., 20414 party of the first part and
Trenton Tracy Rowland and Emily Lanae Rowland, Husband and Wife,
Party(ies) of the second part, whose address is: P.O. Box 1684, Afton, Wyoming 83110
Witnesseth: That the said party of the first party, for and in consideration of the sum of Ten Dollars
($10.00) and Other Goods and Valuable Considerations to the said party of the first part
acknowledged, has granted, bargained, sold and conveyed, and by these presents does grant,
bargain, sell convey and confirm unto the said party(ies) of the second party, his/her heirs and
assigns, forever, the following described real property
Situate in the County of Lincoln State of Wyoming to wit:

Also known as: 655 Adams Street, Afton, Wyoming 83111
Being the same property acquired by the party of the first part pursuant to the provisions of the
National Housing Act, as amended (12 U.S.C. 1701) and the Department of Housing and Urban
Development Act (42 U.S.C. 3531).
Together with all and singular the hereditaments and appurtenances thereunto belonging, or in an
wise appertaining, and the reversion and reversions, remainder and remainders, rents, issues and
profits thereof, and all the estate, right, title, interest, claim, and demand whatsoever of the said
party of the first part, either in law or equity, of, in and to the above bargained premises, with the
hereditaments and appurtenances; To have and To Hold the said premises above bargained and
described with appurtenances, unto Trenton Tracy Rowland and Emily Lanae Rowland the said
party(ies) of the second part, his/her heirs and assigns forever.
Subject to all covenants, restrictions, reservations, easements, conditions, and right appearing of
record; and subject to any state of facts an accurate survey would show.
And the said party of the first part, for himself and his successors, covenants and agrees to and with
the said party(ies) of the second part, his/her heirs and assigns, against all and every person or
person lawfully claiming or to claim the whole or any part thereof, by, through or under the said
party of the first part, to Warrant and forever defend.
In Witness Whereof, the undersigned, being specifically named pursuant to the delegation of
authority published at 70 F.R.43, 171 (July 26, 2005) as an authorized agent, has set his/her hand
seal as a principal and/or officer of Best Assets, Inc., for an on behalf of the Secretary of Housing
and Urban Development.

The land referred to in this document is situated in the State of Wyoming, County of Lincoln, and is
described as follows:
That part of the Northwest Quarter of the Northwest Quarter of Section 31, Township 32 North
Range 118 West of the 6th Principal Meridian within the Hastings Annexation to the town of Afton,
Lincoln County, Wyoming, described as follows:
COMMENCING at a PK nail on the center -line of the Fairgrounds Road, South 02 °06' West, the
base bearing for this survey, 277.09 feet from an Ivan L. Call RLS274 Mueller water cap with the
hex bolt at the intersection of the center -lines of said Fairground Road (Adams Street), with Sixth
Avenue; thence South 87 °27.2' East, 30.00 feet to the Point of Beginning on the East right -of -way
line of said road, South 50 °01.3' East, 832.57 feet from the Northwest Corner of said Section 31,
found as described in Certified Land Corner Recordation Certificate of record in the Office of the
Clerk of Lincoln County, being identical with the Southwest corner of that tract of record in the
said Office in Book 218PR on Page 354; thence continuing South 87 °27.2' East, 143.76 feet along
the South line of said tract of record in Book 218PR; to a 2" x 4" long galvanized steel fence post,
identical with the Southeast Corner of said Tract of Records in Book 218PR; thence South 02 °42.3'
West 72.11 feet, along the existing fence to a PK nail with metal cap inscribed "Paul N. Scherbel
RLS164 Survey Point" set in concrete base of a 2 "by 4" long galvanized steel fence post; thence
North 87 °13.7' West, 143.00 feet, along an existing fence to a point on the East right -of -way line of
said road: thence North 02 °06' East, 71.55 feet along said right -of -way line to the Point of
Beginning.
