GARDNER, GRANTOR, of Lincoln County, and State of Wyoming, for and in consideration of TEN DOLLARS ($10.00) and other good and valuable consideration, in hand paid, receipt of which is hereby acknowledged, CONVEYS AND WARRANTS to MARK BARRUS and LINDA BARRUS, Husband and Wife, as tenants by the entireties, GRANTEES, of 141 Swift Creek Lane, Afton, Wyoming, 83110, their heirs and assigns forever, the following described real estate, situate in Lincoln County and State of Wyoming, hereby releasing and waiving all rights under and by virtue of the homestead exemption laws of the State, to -wit: this ;'i CORRECTIVE WARRANTY DEED A parcel of land situate within the NE1 /4NW1 /4 of Section 19, Township 32 North, Range 118 West, Lincoln County, Wyoming, with boundaries more particularly described as follows: BEGINNING at a point which is East, along the north boundary line of said Section 19, a distance of 1652.0 feet from the northwest comer of said Section 19, said point also being the northwest corner of that property described in a warranty deed to Jerry T. Harmon and Bonnie N. Harmon, as recorded in Book 221 PR, Page 478, in the office of the Lincoln County Clerk; and running THENCE South, along Harmon property line, a distance of 440.4 feet to property corner, THENCE West a distance of 197.82 feet; THENCE North a distance of 440.4 feet to section line; THENCE East, along section line, a distance of 197.82 feet to the point of beginning; ENCLOSING an area of 2.000 acres, more or less; SUBJECT TO all easements, exceptions, restrictions, reservations, and rights of way of sight or record. THE PURPOSE of this Corrective Deed is to supercede and to replace a previous deed to and from the same parties named above, executed on June 17, 2005, and recorded in Book 740PR, Page 229 in the office of the Lincoln County Clerk, which deed contained typographical errors, including an error of reference in the location of the point of beginning for the property being conveyed.
