I, Shane Johnson, Sheriff in and for Lincoln County, State of Wyoming, hereby
execute this Sheriff's Certificate of sale and, in connection herewith, I represent and certify
as follows:
1. That certain mortgage dated June 26, 2007 and recorded June 27, 2007 in
Book 663PR, Page 743 in the office of the Lincoln County Clerk and Ex- Officio Register of
Deeds in and for Lincoln County, Wyoming wherein Billy D. Peterson executed the same
as Mortgagor to 1s` Bank Afton in the original principal amount of $60,901.60.
2. The mortgage described above granted the mortgage holder a power of sale
which permits the mortgage holder to foreclose the mortgage by advertisement and sale.
3. At the request of 1 s` Bank Afton, the Mortgagee and holder of such mortgage,
and in compliance with the published Notice of Sale, the property described in paragraph 4
below was sold at public auction, at the Lincoln County Courthouse, Kemmerer, Wyoming,
on October 11, 2011 at 10:00 o'clock a.m.
4. The legal description of the property in Lincoln County, State of Wyoming, is
as follows:
Lot 41 of Bridger View Ranches, Lincoln. County, Wyoming as described on
the official plat thereof.
Subject to any easements, reservations, restrictions or right -of -ways of record,
of sight or in use.
5. The property described in paragraph 4 was sold at the foreclosure sale
described herein to 1 s` Bank Afton, for the sum of Forty -Four Thousand One Hundred Forty
Five Dollars and .00 /100 ($44,145.00).
6. The purchaser was the highest bidder for the property at the sale and the price
for which the property was sold was the highest price bid therefore.
7. Due and proper Notice of the Sale was published in the Star Valley
Independent a newspaper of general circulation, in Lincoln County, Wyoming on September
15, 22, 20 and October 6, 2011, respectively.

8. The sale in all respects was honestly and fairly conducted according to my best
knowledge and belief.
9. The purchaser, or its assignee, shall be entitled to a deed to the property sold
at the expiration of the redemption period unless the property is redeemed prior to that date
as provided by law.
10. The following affidavits and exhibits are attached hereto and incorporated
herein by this reference:
A. Affidavit of Publication of Sale Exhibit "A"
B. Affidavit of the mortgagee's attorney as to the mailing of ten (10) day notice,
attached to which are copies of the notices mailed by the mortgagee's attorney
together with copies of the return receipts of return envelopes as the case may
be Exhibit "B."

1. That I am the attorney for 1S Bank Afton, the mortgage holder on the

2. That on August 18, 2011 I served by certified mail, return receipt requested,
a Notice of Intent to Foreclose, a copy of said Notice being attached hereto, marked Exhibit
"A-1" and by this referenced made a part hereof, upon: Billy D. Peterson at his last known
address, to wit: 2775 Evergreen Estates, P.O. Box 186, Moran, WY 83013; and to WY Dept
of Revenue at its last known address, to wit: Herschler Building, 2 Floor, Cheyenne, WY
82002; and to Ken and Susan Wood at their last known address, to wit: 3247 Kensington
Drive, Eldorado Hills, CA 95762; and to Christy Harvey, IRS P.O. Box 1138, Casper, WY
82602. Said parties being the record owners and in possession of said described property, or
parties claiming an interest in said property.
3. The said Notice was sent to the last known address of Billy D. Peterson, Ken
and Susan Wood, Wyoming Department of Revenue and Internal Revenue Service.
4. The said Notice was mailed more than ten (10) days prior to the date of first
publication of the Notice of Mortgage Foreclosure Sale.
