WARRANTY DEED 000026
CAROL H. JONES, an individual, Grantor, of Lincoln County, State of Wyoming, for
and in consideration of Ten Dollars ($10.00) and other good and valuable consideration, in hand
paid, receipt whereof is hereby acknowledged, CONVEYS AND WARRANTS to JEFFERY D.
YOUNG AND CRYSTAL J. YOUNG, husband and wife, Grantees, of Omaha, Douglas County,
Nebraska, as joint tenants with rights of survivorship, the following described real estate, situated
in Lincoln County and State of Wyoming, hereby releasing and waiving all rights under and by
virtue of the homestead exemption laws of the State, to wit:
All of the SE1/4NW1 /4, SW1 /4/NE1 /4, SE 1 /4NE1 /4, NE1 /4SE1 /4 and the
NE1 /4SE1 /4SE1 /4 of Section 19, and that part of the NE1 /4NE1 /4 and NW1/4NE1/4 of
said Section 19 and the W1 /2W1/2 of Section 20, and the NW1 /4NW1 /4 of Section 29 all
in T25N, R112W, Lincoln County, Wyoming, lying and being situate westerly of the
west right -of -way line of State Highway 189, and bounded on the north by the following
described line:
BEGINNING at the intersection of the said west right -of -way line, and the north line of
that right -of -way for a road of record in the Office of the Clerk of Lincoln County in Book
84 of Photostatic Records on page 209, N22 °06'E, 25.3 ft. from Station 954 +45.7 on the
center line of said right -of -way in Book 84; thence N72° 47' W, 1965.0 feet along said
north line to the east line of that tract of record in said Office in Book 84 of Photostatic
Records on page 209, N 03° 59'E, 25.7 feet from the intersection of said east line and the
center -line of said right -of -way in Book 84, thence N 03 °59'E 65.9 feet to the northeast
point of said tract; thence N 15 °23'W, 337.2 feet to a point; thence W 436.1 feet to a point;
thence W 773.3 feet to a point, thence W 180 feet to the W tine of the NW1 /4NE1 /4 of
said Section 19.
And also:
The South 780 feet more or less of the NE1 /4NW1 /4 and the South 780 feet, more or less,
of Lot 1 of Section 19, T25N, R112W, Lincoln County, Wyoming totaling approximately
231 acres more or less.
The above description encompasses and includes the house and improvements on 5.993
acres and constitutes right -of -way to said 5.993 acres which are described as follows:

Beginning at a point S 55° 06' E, 3049.3 ft. from the SE corner of S 13, T25 N,
R 113 W, where found a quartzite stone 18 "X9 "X6" marked on N and S, S on E;
thence N 04° 02' E, 474.9 ft. to a point, thence S 88° 16' E, 550.0 ft. to a point;
thence S 03° 59' W, 474.9 ft. to a point; thence N 88° 16' W, 550.4 ft. to the point
of beginning, encompassing an area of 5.993 acres, more or less; each point being
marked by a steel T- shaped stake 24" long with a brass cap inscribed, "survey point do
not disturb RLS164"
Water rights currently in place with the State of Wyoming tied to above described property
are conveyed with this instrument.
Perpetual right -of -way of record given by the U. S. Bureau of Reclamation and /or the
Bureau of Land Management, across land east of Highway 189 and west of the Fontenelle
Reservoir or Green River permitting ingress /egress of animals to water in the reservoir previously
granted to owners of Riverside Livestock Company, their heirs and assigns, of which Cecil Jones
(now deceased) and Carol Jones, Cecil's wife, Grantor herein, had /have historical interest of record,
is also conveyed by this instrument from Grantor to Grantees.
To have and to hold the above described property with its appurtenances, subject to rights
of -way of record, unto the said Grantees and their assigns forever. Grantor covenants with
Grantees that she has full power to convey same and that the same is free from all encumbrances.
A life estate in above described lands, house, shop, improvements are reserved unto
Grantor. Also a life estate in all oil, gas, and other mineral rights or rights -of -way or damage
settlement payments on above described land and property are also reserved unto Grantor.
