HomeMy WebLinkAbout961941RECEIVED 11/16/2011 at 1:46 PM RECEIVING 961941 BOOK: 776 PAGE: 289 JEANNE WAGNER LINCOLN COUNTY CLERK, KEMMERER, WY SHERIFF'S DEED 000289 WHEREAS, Keith Chauncey and Wendy Chauncey, as mortgagor(s), mortgaged to Bank of America, N.A., as mortgagee, the hereinafter described real property by that certain mortgage dated June 17, 2009 (the "Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on June 22, 2009, at Reception No. 947921 in Book 726 at Page 24; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of Bank of America, N.A., acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on May 3, 2011, at 10:00 o'clock in the forenoon, at public venue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, Bank of America, N.A. "Successful Bidder made the highest and best bid for the hereinafter described real property in the sum of $289,031.11, and the said real property was then and there sold to the Successful Bidder on May 3, 2011 "Sale Date and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on May 3, 2011, at Reception No. 959148 on Book 766 at Page 204; WHEREAS, said Certificate of Sale was assigned to Federal National Mortgage Association, its successors and assigns by that certain Assignment of Certificate of Sale dated September 26, 2011 and recorded in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on /f,LJ l/ 2011, at Reception No. in Book 6 at Page 4 7 WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL MORTGAGE ASSOCIATION, whose address is P.O. Box 650043, Dallas, TX 75265 -0043, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to- wit: ShDeed LOT 22, RIVERVIEW MEADOWS ADDITION TO THE TOWN OF ALPINE ACCORDING TO THE RECORDED PLAT DATED JULY 2, 1993, DOCUMENT NO. 767416, MAP NO. 264 -B. IN THE OFFICE OF THE CLERK, LINCOLN COUNTY, WYOMING. with an address of 356 Riverview Drive, Alpine, WY 83128 Together with all improvements thereon situate and all fixtures and appurtenances thereto.
