WHEREAS, James Cort Watkins and Melissa K. Watkins, as
mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc., as
nominee for Bank of Jackson Hole, as mortgagee, the hereinafter described real
property by that certain mortgage dated November 22, 2006 (the "Mortgage
and duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on November
28, 2006, at Reception No. 924821 in Book 641 at Page 394.
The mortgage and note secured thereby were assigned for value as follows:

Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of The Bank of New York Mellon FKA The Bank of New York, as
Trustee for the Certificateholders CWMBS, Inc., CHL Mortgage Pass Through
Trust 2006 -21, Mortgage Pass Through Certificates, Series 2006 -21, acting
under a power of sale contained in the Mortgage, proceeded to advertise for sale
and did sell the hereinafter described real property on May 31, 2011, at 10:00
o'clock in the forenoon, at public venue, at the front door of the Lincoln County
Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State
of Wyoming; and
WHEREAS, The Bank of New York Mellon FKA The Bank of New
York, as Trustee for the Certificateholders CWMBS, Inc., CHL Mortgage Pass
Through Trust 2006 -21, Mortgage Pass Through Certificates, Series 2006 -21
"Successful Bidder made the highest and best bid for the hereinafter described
real property in the sum of $704,207.96, and the said real property was then and
there sold to the Successful Bidder on May 31, 2011 "Sale Date and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln
County, State of Wyoming, to the Successful Bidder, on the Sale Date, which
Certificate of Sale was duly recorded in the records of the office of the County
Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on May 31, 2011, at Reception No. 959472 in Book 767 at Page 356.;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said The Bank of New York
Mellon FKA The Bank of New York, as Trustee for the Certificateholders
CWMBS, Inc., CHL Mortgage Pass Through Trust 2006 -21, Mortgage Pass
Through Certificates, Series 2006 -21, 400 National Way, SV 35, P.O. Box
10232, Simi Valley, CA 93065 -6298, its successors and assigns, all right, title,
and interest to the following described real property situate in Lincoln County,
State of Wyoming, to -wit:
