WHEREAS, Gregory A. Ebare, as mortgagor(s), mortgaged to
Mortgage Electronic Registration Systems, Inc., as nominee for Countrywide
Bank, FSB its successors and assigns, as mortgagee, the hereinafter described
real property by that certain mortgage dated March 15, 2008 (the "Mortgage
and duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on March 25,
2008, at Reception No. 937791 in Book 690 at Page 342.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: BAC Home Loan Servicing, L.P. fka Countrywide Home Loan
Servicing, L.P.
Assignment dated: April 19, 2011
Assignment recorded: May 11, 2011
Assignment recording information: at Reception No. 959230 in Book 766 at Page
All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of BAC Home Loan Servicing, L.P. fka Countrywide Home Loan
Servicing, L.P., acting under a power of sale contained in the Mortgage,
proceeded to advertise for sale and did sell the hereinafter described real
property on July 5, 2011, at 10:00 o'clock in the forenoon, at public venue, at the
front door of the Lincoln County Courthouse located at 925 Sage Avenue,
Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, BAC Home Loan Servicing, L.P. fka Countrywide
Home Loan Servicing, L.P. "Successful Bidder made the highest and best bid
for the hereinafter described real property in the sum of $204,733.40, and the
said real property was then and there sold to the Successful Bidder on July 5,
2011 "Sale Date and a Certificate of Sale was issued by the undersigned
Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on
the Sale Date, which Certificate of Sale was duly recorded in the records of the
office of the County Clerk and ex- officio Register of Deeds in and for Lincoln
County, State of Wyoming, on July 5, 2011, at Reception No. 959935 in Book
768 at Page 828.;
WHEREAS, said Certificate of Sale was assigned to Federal
National Mortgage Association, its successors and assigns by that certain
Assignment of Certificate of Sale dated October 12, 2011 and recorded in the
records of the County Clerk and ex- officio Register of Deeds in and for Lincoln
County, State of Wyoming, on IV) ti at Reception No.
(r1a ,1)-7- in Book 3 at Page .1
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL
MORTGAGE ASSOCIATION, whose address is P.O. Box 650043, Dallas, TX
75265 -0043, its successors and assigns, all right, title, and interest to the
following described real property situate in Lincoln County, State of Wyoming, to-
wit:
