Miller, as mortgagor(s), mortgaged to Community First Mortgage, LLC, as mortgagee, the hereinafter described real property by that certain mortgage dated April 2, 2004 (the "Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on April 5, 2004, at Reception No. 898285 in Book 551 PR at Page 608. The mortgage and note secured thereby were assigned for value as follows: Assignee: Wyoming Community Development Authority Assignment dated: April 2, 2004 Assignment recorded: April 8, 2004 Assignment recording information: at Reception No. 898365 in Book 551 PR at Page 805 All in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, Wyoming; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of Wyoming Community Development Authority, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on June 14, 2011, at 10:00 o'clock in the forenoon, at public venue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, Wyoming Community Development Authority "Successful Bidder made the highest and best bid for the hereinafter described real property in the sum of $91,966.08, and the said real property was then and there sold to the Successful Bidder on June 14, 2011 "Sale Date and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on June 14, 2011, at Reception No. 959646 in Book 768 at Page 23.; WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said Wyoming Community Development Authority, P.O. Box 10100, Casper, WY 82602, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to -wit: ShDeed LOT 23 OF BLOCK 2 OF THE LINCOLN HEIGHTS SUBDIVISION TO THE TOWN OF KEMMERER, LINCOLN COUNTY, WYOMING AS DESCRIBED ON THE OFFICIAL PLAT THEREOF. with an address of 929 Third West Avenue, Kemmerer, WY 83101 Together with all improvements thereon situate and all fixtures and appurtenances thereto.
