WARRANTY DEED
AND
EASEMENTS
The WILLIAM J. MCGINNIS III REVOCABLE TRUST dated September 4, 1998,
acting through its trustee William J. McGinnis, GRANTOR, County of Sublette, State of
Wyoming, for and in consideration of TEN DOLLARS ($10.00) and other good and valuable
consideration in hand paid, receipt whereof is hereby acknowledged, does CONVEY AND
WARRANT to FISH CREEK FLYING W RANCHES, INC., a Wyoming Corporation,
GRANTEE, whose address is P.O. Box 310, Big Piney, Wyoming 83113 the following described
real estate and grant the following described easements, situated in the County of Lincoln, State
of Wyoming, to -wit:
Hereby releasing and waiving all rights under and by virtue of the homestead exemption laws of
the State of Wyoming.
THAT the described of land is hereby combined with and totally merged into the property
adjoining to the west and of record in Book 724 page 615 such that they shall be a single,
combined property. Neither of said properties shall, alone, constitute a separate or distinct lot,
parcel or site and neither may be sold, transferred, conveyed or developed separately except as
allowed by the Zoning and Subdivision Regulations of Lincoln County;

That part of Lot No. 47 of T26N, R113W, Lincoln County, Wyoming, lying and being situate to
the west and north of the following described boundary adjustment line, said land also being
within the E1 /2 of Section 28, T26N, R113W:
BEGINNING at a point on Line 1 -2 of said Lot 50 identical with line 7 -8 of Lot No. 47 of said
T26N, S00 °41'24 "E, 996.72 feet, of Corner No. 1 of said Lot No. 50 identical with Corner No. 8
of said Lot No. 47;
thence generally along an existing fence line as follows:
S31 °24'21 "W, 245.48 feet, to a point;
S24 °30' 10 "E, 369.71 feet, to a point;
S03 °46'01 "E, 58.62 feet, to a point;
S01 °57'38 "W, 186.16 feet, to a point;
S13°08'47"W, 392.24 feet, to a point, and leave said fence line;

RESERVING an access easement identical with those access easements of record said Office in

NW1 /4NW1 /4 of Section 27 and the NE1 /4NE1 /4 of Section 28, T26N, R113W, with the
centerline described as follows:
BEGINNING at a point on Line 7 -8 of said Lot 47, S00 °41'24 "E, 86.12 feet, from
Corner No. 8 of said Lot 47;
thence S89 °24'34 "E, 255.58 feet, to a point;
thence N73 °50' 12 "E, 281.23 feet, to a point on the westerly right -of -way line of that
easement of record in said Office in Book 765 of Photostatic Records on page 255;
"Modification in any way of the foregoing description terminates liability of the surveyor"

with the side lines of said easement being lengthened or shortened as necessary to
intersect said Line 7 -8 and said westerly right -of -way line; AND
a strip of land, thirty (30) feet in width within said Lot 47 and within the SE1 /4NE1 /4 of
said Section 28 with the northerly line described as follows:
BEGINNING at a point on the above described boundary adjustment line, S01 °28'35 "E,
1601.61 feet, of said Corner No.8;
thence N64 °14'43 "E, 18.30 feet, to a point on said westerly right -of -way line;
with the southerly line of said easement being lengthened or shortened as necessary to
intersect said boundary adjustment line and said westerly right -of -way line;
SUBJECT to access easements of record in said Office including but not limited to, Book 392 of
Photostatic Records on page 17, Book 659 of Photostatic Records on page 67, Book 724 of
Photostatic Records on page 394 and Book 765 of Photostatic Records on page 255 and page
261;
it is the intent of this description that the called -for monuments, and not the existing fence lines,
control the location of the property lines;
the BASE BEARING for this survey and description is the east line of said Section 21 being
S00 °02'00 "E;
each "corner" marked as described on a Corner Record on file in said Office and found this
survey;
each "point" marked by a 5/8" steel reinforcing rod with a 2" aluminum cap inscribed:
"SURVEYOR SCHERBEL LTD BIG PINEY WY PLS164 or 3889" and other appropriate
details, found or set this survey;
all in accordance with the map prepared to be filed in said Office and titled: "MAP OF SURVEY
FOR WILLIAM J. MCGINNIS III ,TRUSTEE, AND FISH CREEK FLYING W RANCHES,
INC. OF BOUNDARY ADJUSTMENT AND EASEMENTS WITHIN GLO LOT 47 AND
GLO LOT 50 WITHIN E1 /2 SECTION 28 T26N R113W LINCOLN COUNTY, WYOMING"
