WHEREAS, Lorin Z. Taylor, as mortgagor(s), mortgaged to
Mortgage Electronic Registration Systems, Inc., as nominee for Decision One
Mortgage Company, LLC its successors and assigns, as mortgagee, the
hereinafter described real property by that certain mortgage dated May 10, 2005
(the "Mortgage and duly recorded in the records of the office of the County
Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on May 12, 2005, at Reception No. 908376 in Book 585 at Page 199.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: The Bank of New York Mellon fka the Bank of New York, as Trustee
for the Certificateholders CWABS, Inc., Asset Backed Certificates, Series 2006
BC1

All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of The Bank of New York Mellon fka the Bank of New York, as Trustee
for the Certificateholders CWABS, Inc., Asset Backed Certificates, Series 2006
BC1, acting under a power of sale contained in the Mortgage, proceeded to
advertise for sale and did sell the hereinafter described real property on July 19,
2011, at 10:00 o'clock in the forenoon, at public venue, at the front door of the
Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY,
Lincoln County, State of Wyoming; and
WHEREAS, The Bank of New York Mellon fka the Bank of New
York, as Trustee for the Certificateholders CWABS, Inc., Asset Backed
Certificates, Series 2006 -BC1 "Successful Bidder made the highest and best
bid for the hereinafter described real property in the sum of $63,000.00, and the
said real property was then and there sold to the Successful Bidder on July 19,
2011 "Sale Date and a Certificate of Sale was issued by the undersigned
Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on
the Sale Date, which Certificate of Sale was duly recorded in the records of the
office of the County Clerk and ex- officio Register of Deeds in and for Lincoln
County, State of Wyoming, on July 19, 2011, at Reception No. 960120 in Book
769 at Page 523.;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said The Bank of New York
Mellon fka the Bank of New York, as Trustee for the Certificateholders CWABS,
Inc., Asset Backed Certificates, Series 2006 -BC1, 400 National Way, SV 35,
P.O. Box 10232, Simi Valley, CA 93065 -6298, its successors and assigns, all
right, title, and interest to the following described real property situate in Lincoln
County, State of Wyoming, to -wit:
