This Real Estate Sale/Purchase Agreement is made and entered into this 1st day of
January 1, 2012, by and between STEVEN H SIMPSON and REBECCA J
SIMPSON, husband and wife, as tenants by the entireties, Thayne, Wyoming 83127
and WILLIAM SPENCER BARRETT, a single man, as tenant by the entireties,
Queen Creek, Arizona 85142.
WITNESSETH:
That for and in consideration of the payments to be made, and the covenants made
to be kept and preformed, Sellers agree to sell, and Purchasers agree to purchase
the property located in Lincoln County, Wyoming, more particularly described as
follows, to -wit:
Lot 46 of Star Valley Ranch Plat 18, Lincoln County, Wyoming as described
on the official plat filed on May 3, 1979 as Instrument No. 523540 of the
records of the Lincoln County Clerk.
With an address of: 34 Hardman Circle, (Thayne) Star Valley Ranch, WY
83127
ADDITIONAL TERMS:
1) The property will be accepted in "as is" condition, beginning 01/01/2012.
2) The sellers stipulate that the property has no liens attached to it and they
maintain a clear title to the property and clear title is now transferred to
William Spencer Barrett.
3) Sellers state that the 2011 property taxes, Star Valley Ranch HOA dues and
the Town of Star Valley Ranch water fees are paid in full as of 12/31/11.
4) Since the Sellers hold very recent Title Insurance, with the Deed free and
clear of any liens or holdings, new title insurance will not be required from
Sellers.
5) The sellers will have an attached 46, 1 Mortgage Lien" to this property until
loan is satisfied.
6) The terms and conditions of this contract apply to and are binding on the
heirs, successors and executors of both said parties.
7) This conveyance is made by Steven H. Simpson and Rebecca J. Simpson
subject to the exceptions listed on the Special Warranty Deed Receiving
961546, Book 774, Page: 866.
FINANCIAL AGREEMENTS:
1) Purchase price shall be Twenty -three Thousand U.S. Dollars.
2) Sellers agree to finance the complete purchase price of $23,000.00 at a 5.0%
annual interest rate on a 5 year amortization schedule.
3) A $434.00 monthly payment will be made on or by the 15 day of each
month, beginning January 15, 2012.
4) Sellers will pay all State and County Document recording and filing fees.
This two page Agreement constitutes the entire understanding and agreements
between both parties relating to the subject matter hereto.

IN WITNESS WHEREOF, this agreement has been executed in triplicate by the
respective parties. 1 copy to Buyers, 1 copy to Sellers and 1 copy attached to the
Deed filed with the Lincoln County Clerk, Kemmerer, Wyoming 83101.
