WHEREAS, Susan J. Sequera, as mortgagor(s), mortgaged to
Mortgage Electronic Registration Systems, Inc., as nominee for Countrywide
Bank, FSB., as mortgagee, the hereinafter described real property by that certain
mortgage dated April 15, 2008 (the "Mortgage and duly recorded in the records
of the office of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, State of Wyoming, on April 24, 2008, at Reception No. 938469
in Book 692 at Page 715.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: Bank of America, N.A., successor by merger to BAC Home Loans
Servicing, LP fka Countrywide Home Loans Servicing LP

All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Bank of America, N.A., successor by merger to BAC Home Loans
Servicing, LP fka Countrywide Home Loans Servicing LP, acting under a power
of sale contained in the Mortgage, proceeded to advertise for sale and did sell
the hereinafter described real property on August 30, 2011, at 10:00 o'clock in
the forenoon, at public venue, at the front door of the Lincoln County Courthouse
located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of
Wyoming; and
WHEREAS, Bank of America, N.A., successor by merger to BAC
Home Loans Servicing, LP fka Countrywide Home Loans Servicing LP
"Successful Bidder made the highest and best bid for the hereinafter described
real property in the sum of $47,659.73, and the said real property was then and
there sold to the Successful Bidder on August 30, 2011 "Sale Date and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln
County, State of Wyoming, to the Successful Bidder, on the Sale Date, which
Certificate of Sale was duly recorded in the records of the office of the County
Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on August 30, 2011, at Reception No. 960762 in Book 771 at Page
815.;
WHEREAS, said Certificate of Sale was assigned to Federal
National Mortgage Association, its successors and assigns by that certain
Assignment of Certificate of Sale dated November 16, 2011 and recorded in the
records of the County Clerk and ex- officio Register of Deeds in and for Lincoln
County, State of Wyoming, on dav1 I3 may' 2012 at Reception No.
96 1 44 in Book 7 3-9' at Page 293
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL
MORTGAGE ASSOCIATION, whose address is P.O. Box 650043 Dallas, TX
75265 -0043 its successors and assigns, all right, title, and interest to the

wit:
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to FEDERAL NATIONAL MORTGAGE ASSOCIATION, its
successors and assigns forever.
IN WITNESS WHEREOF, the undersigned has caused this
Sheriff's Deed to be executed and delivered on the (Z day of
