HomeMy WebLinkAbout963008SPECIAL WARRANTY DEED WITH POSSIBILITY OF REVERTER THE CITY OF KEMMERER, a Wyoming Municipality, of 220 Highway 233, Kemmerer, in Lincoln County, Wyoming 83101, Grantor, for and in consideration of ten dollars ($10.00) and other valuable consideration in hand paid, receipt whereof is hereby acknowledged, CONVEY AND WARRANT to SHELLIE HILLSTEAD, of 1104 Pine Avenue, Kemmerer, in Lincoln County, Wyoming 83101, the following described real estate, situate in Lincoln County, State of Wyoming, hereby releasing and waiving all rights under and by virtue of the Homestead Exemption Laws of the State, to -wit: Lot 18 of Block 13 of the Kemmerer Original Townsite as platted EXCEPTING, EXCLUDING, AND RESERVING any right, title or interest in any minerals, mineral rights, or related matters, including but not limited to oil, gas, coal, coal bed methane and all other hydrocarbons. SUBJECT, HOWEVER, to all reservations, restrictions, exceptions, easements and rights -of way of record or in sight or use; any and all rights -of -ways or easements to lay out, construct, inspect, operate, repair, modify, replace, upgrade and maintain roads for the use of the public; and any and all easements for electric power lines for the transmission and distribution of electric power, telephone, and gas. FURTHER EXCEPTING, SPECIFICALLY RESERVING AND SUBJECT to the condition reserved unto the Grantor of the possibility of reverter whereby if Grantee fails, within two (2) years of the date title to the land is transferred by this deed, to construct a building on the lot that meets the architectural approval of the Kemmerer City Council and obtain an occupancy permit for a business to operate in said building, said land shall revert to Grantee and its heirs and assigns.
