WARRANTY DEED
Carolyn D. Edgcomb, Successor Trustee under the Edgcomb Living Trust dated March 4, 1996,
restated January 20, 2006, and any amendments thereto, GRANTOR, for Ten Dollars ($10.00)
and other good and valuable consideration in hand paid, receipt and sufficiency of which is
hereby acknowledged, CONVEYS AND WARRANTS to Lyle W. Waggoner and Sharon A.
Waggoner, Trustees of the Lyle W. Waggoner and Sharon A. Waggoner Inter Vivos Revocable
Trust Agreement U /A /D August 11, 1981, U /R/D September 22, 2011, and any further
amendments thereto, of P.O. Box 30,000 #475, Jackson, Wyoming 83001, GRANTEE, the
following described real estate situated in the Teton County, Wyoming and Lincoln County,
Wyoming; hereby waiving and releasing under and by virtue of the Homestead Exemption Laws
of the State of Wyoming, to wit:
A parcel of land located in unsurveyed Sections 21, 28 and 29, Township 38N,
Range 116W, Teton County, Wyoming and Lincoln County, Wyoming and more
particularly described as follows:
Homestead Entry Survey 185 as depicted on that Plat of Homestead Entry Survey
No. 185 accepted on January 10, 1922 in the General Land Office /U.S. Surveyor
General's Office;
Teton County PIN: 22- 38- 16- 08 -04 -00 -003;
Lincoln County PIN: 12- 38- 16- 28 -2 -00 -001
Together with and including any appurtenant riparian lands and that certain
easement of record at Book 428 of Photo, pages 368 370, records of Teton
County, Wyoming; and that certain easement of record at Book 583 of Photo,
pages 285 335, records of Teton County, Wyoming; and that certain Access and
Utility Easement and Agreement between Grantor and Grantee to be recorded
concurrently herewith (but subject to all terms and conditions contained therein);
And further including and together with all and singular the tenements,
hereditaments, appurtenances and improvements thereon or thereunto belonging,
but subject to taxes, local improvement districts, irrigation ditch right of ways,
guaranteed revenues to utility companies, building and zoning regulations, city,
county and state subdivision and zoning laws, easements, restrictive covenants
and reservations of record, if any.
