Winchell, as mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc., as nominee for Amerisave Mortgage Corporation its successors and assigns, as mortgagee, the hereinafter described real property by that certain mortgage dated December 10, 2007 (the "Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on January 11, 2008, at Reception No. 936194 in Book 683 at Page 627. The mortgage and note secured thereby were assigned for value as follows: Assignee: Ocwen Loan Servicing, LLC Assignment dated: May 10, 2011 Assignment recorded: May 19, 2011 Assignment recording information: at Reception No. 959344 in Book 766 at Page 816 All in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, Wyoming; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of Ocwen Loan Servicing, LLC, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on September 20, 2011, at 10:00 o'clock in the forenoon, at public venue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, Ocwen Loan Servicing, LLC "Successful Bidder made the highest and best bid for the hereinafter described real property in the sum of $275,000.00, and the said real property was then and there sold to the Successful Bidder on September 20, 2011 "Sale Date and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on September 20, 2011, at Reception No. 961070 in Book 773 at Page 104.; WHEREAS, said Certificate of Sale was assigned to Federal Home Loan Mortgage Corporation, its successors and assigns by that certain Assignment of Certificate of Sale dated November 3, 2011 and recorded in the records of the County Clerk and e officio Register of Deeds in and for Lincoln County, State of Wyoming, on 1 {\)y\OA\ ?7 2012 at Reception No. 0\ 9305} in Book 1, iO at Page 111 WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL HOME LOAN MORTGAGE CORPORATION, whose address is 5000 Plano Parkway, Carrollton, TX 75010, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to -wit: ShDeed LOT 14 OF TRAIL RIDGE SUBDIVISION, LINCOLN COUNTY, WYOMING ACCORDING TO THAT PLAT Sheriff's Deed Winchell 11 -05290 Page 1 of 2 714 TO HAVE AND TO HOLD said described premises, together with all improvements thereon erected and all fixtures and appurtenances thereunto belonging, to FEDERAL HOME LOAN MORTGAGE CORPORATION, its successors and assigns forever.
