WHEREAS, Sean F. Chapman and Amber L. Jones, as
mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc., as
nominee for First Bank if Idaho, fsb, dba First Bank of the Tetons its successors
and assigns, as mortgagee, the hereinafter described real property by that
certain mortgage dated July 30, 2007 (the "Mortgage and duly recorded in the
records of the office of the County Clerk and ex- officio Register of Deeds in and
for Lincoln County, State of Wyoming, on August 3, 2007, at Reception No.
931850 in Book 667 at Page 791.
The mortgage and note secured thereby were assigned for value as follows:

Servicing, LP fka Countrywide Home Loans Servicing LP

Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Bank of America, N.A., successor by merger to BAC Home Loans
Servicing, LP fka Countrywide Home Loans Servicing LP, acting under a power
of sale contained in the Mortgage, proceeded to advertise for sale and did sell
the hereinafter described real property on September 27, 2011, at 10:00 o'clock
in the forenoon, at public venue, at the front door of the Lincoln County
Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State
of Wyoming; and
WHEREAS, Bank of America, N.A., successor by merger to BAC
Home Loans Servicing, LP fka Countrywide Home Loans Servicing LP
"Successful Bidder made the highest and best bid for the hereinafter described
real property in the sum of $199,337.71, and the said real property was then and
there sold to the Successful Bidder on September 27, 2011 "Sale Date and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln
County, State of Wyoming, to the Successful Bidder, on the Sale Date, which
Certificate of Sale was duly recorded in the records of the office of the County
Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on September 27, 2011, at Reception No. 961149 in Book 773 at
Page 297;
WHEREAS, said Certificate of Sale was assigned to Federal
National Mortgage Association, its successors and assigns by that certain
Assignment of Certificate of Sale dated February 2, 2012 and recorded in the
records of the County Clerk and ex- officio Register_ of Deeds in and for Lincoln
County, State of Wyoming, on 2012 at Reception No

WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL
MORTGAGE ASSOCIATION, whose address is P.O. Box 650043 Dallas, TX
