SHERIFF'S DEED

THIS INDENTURE, made this 8t' day of February, 2012, between Shane Johnson, Sheriff
of the County of Lincoln, State of Wyoming, and 1st Bank Afton, of the County of Lincoln, State
of Wyoming, whose address is PO Box 1620, Afton, Wyoming 83110:
WHEREAS, on October 11, 2011 at 10:00 A.M., by virtue of W.S. 34 -4 -101 through 34-
4 -113 and in pursuance of the power of sale conferred by the mortgage made, executed and
delivered by Billy D. Peterson, Mortgagor, to 1 Bank Afton, dated June 26, 2007 and recorded
June 27, 2007 in the office of the County Clerk and Ex- Officio Register of Deeds, in and for the
County of Lincoln, State of Wyoming, in Book 663, Page 743; and at the request of 1st Bank
Afton, the Mortgagee and holder of said mortgage, and in compliance with the published Notice of
Sale, Shane Johnson, Sheriff of Lincoln County, sold at public auction at the Lincoln County
Courthouse, Kemmerer, Wyoming, to 1 st Bank Afton, PO Box 1620, Afton, County of Lincoln,
State of Wyoming, for the sum of Forty Four Thousand One Hundred Forty Five dollars
($44,145.00), the following described premises situate in Lincoln County, State of Wyoming, to -wit:
Lot 41 of Bridger View Ranches, Lincoln County, Wyoming as described on the official plat
thereof.
Subject to any easements, reservations, restrictions or right -of -ways of record, of sight or in
use;
said 1 Bank Afton being the highest bidder at said foreclosure sale; and
WHEREAS, 1st Bank Afton, a Wyoming banking corporation, thereupon paid to said
Sheriff said sum of money so bidden by said bank; and
WHEREAS, said Sheriff thereupon made and issued the usual certificate of said sale, in due
form according to law, and delivered the original thereof to said purchaser and the original of said
Certificate of Sale was then recorded on October 11, 2011, in Book 774 at Page 88 in the office of
the Lincoln County Clerk and Ex- Officio Register of Deeds in and for the County of Lincoln, State
of Wyoming; and
WHEREAS, rnore than three (3) months have elapsed since the date of said sale and no
redemption has been made on the premises so sold, as aforesaid, by or on behalf of said Mortgagor
or on behalf of any other person.
NOW, said Shane Johnson Sheriff, in order to carry into effect the sale so made by him as
aforesaid, in pursuance of said power of sale contained in the above described mortgage and in

conformity to the statute in such case made and provided, and also in consideration of the premises
and of said sum of Forty Four Thousand One Hundred Forty Five dollars ($44,145.00), lawful
money of the United States, so bidden and paid to him by said purchaser, the receipt whereof is
hereby acknowledged;
THEREFORE, KNOW ALL MEN BY THIS DEED, that Shane Johnson, Sheriff of
County of Lincoln, State of Wyoming, in consideration of the premises has granted and sold and
does hereby convey to 1 s t Bank, a Wyoming banking corporation, its successors an
assigns, the following described tract of land, to -wit:
Lot 41 of Bridger View Ranches, Lincoln County, Wyoming as described on the official plat
thereof.
Subject to any easements, reservations, restrictions or right -of -ways of record, of sight or in
use.
TO HAVE AND TO HOLD, all and singular, the premises above mentioned and described
and hereby conveyed, or intended so to be, together with the appurtenances, unto saidl st Bank
Afton, its heirs and assigns forever.
IN WITNESS WHEREOF, said Grantor as Sheriff aforesaid, hereunto sets his hand the day
and year first above written.
