Southerly Portion of Sears Property 505 Pine Avenue. A parcel of land being all of Lot 11, Block 5
of the Original Town of Kemmerer, Lincoln County, Wyoming, and being part of Lot 10, Block 5 of
said Original Town of Kemmerer. Said portion of Lot 10, Block 5 being more particularly described
as follows: Commencing at southeast corner of Lot 11 of said Block 5, where is found a 2 inch
diameter ACM, PELS 5465, and from which the southwest corner of said Lot 11, where is found a 2
inch ACM, PELS 5465, bears S 63° 34' 00" W, 140.00 feet; Thence N 26° 34' 00" W, along the
easterly boundary of said Block 5, a distance of 50.00 feet, to the Point of Beginning of this
description, where is found a 2 inch ACM, PELS 5465. Said point of beginning being the
southeasterly corner of said Lot 10, Block 5; Thence N 26° 34' 00" W, along the easterly boundary of
said Lot 10, a distance of 14.60 feet to a point where is found a 2 inch ACM, PELS 5465; Thence S
63° 26' 00" W, a distance of 61.72 feet, to a point where is found a 2 inch ACM, PELS 5465; Thence
N 26° 34' 00" W, a distance of 2.58 feet, to a point where is found a 2 inch ACM, PELS 5465;
Thence S 63° 26' 00" W, a distance of 44.79 feet, to a point where is found a 2 inch ACM, PELS
5465; Thence S 63° 32' 10" W, through the center partition wall of a garage, a distance of 33.49 feet,
to a point on the westerly boundary of said Lot 10, where is found a 2 inch ACM, PELS 5465;
Thence S 26° 34' 00" E, along the westerly boundary of said Lot 10, a distance of 17.24 feet, to the
southwesterly corner of said Lot 10; Thence N 63° 26' 00" E, along the southerly boundary of said
Lot 10, a distance of 140.00 feet to the point of beginning.

WHEREAS, a certain mortgage was executed by Walter William Wilcox (now deceased) and
Lillian M. Turner, as joint tenants with rights of survivorship, to 1s Bank, dated October 15, 2008,
and recorded in the County Clerk's Office, Lincoln County, Wyoming, on October 15, 2008, in Book
707 at Page 85 as Document No. 942892, and said mortgage was then assigned to Wyoming
Community Development Authority on October 15, 2008, and the Assignment was recorded in the
County Clerk's Office, Lincoln County, Wyoming, on October 15, 2008, in Book 707 at Page 99 as
Document No. 942893. The said Mortgage was foreclosed under Sections 34 -4 -101 through 34 -4-
113, of Wyo. Stat. Ann. (2011), after advertisement as required in the statutes and the property was
sold for the sum of Sixty -Three Thousand Three Hundred Ninety-Two Dollars and 00 /100
($63,392.00) to Wyoming Community Development Authority, it being the highest bidder. The
property was sold at 10:00 a.m. on October 25, 2011, in Kemmerer, Wyoming; and
WHEREAS, Pursuant to Wyo. Stat. Aim. 34 -4 -108 (2011), Wyoming Community
Development Authority, as Mortgagee, purchased the property foreclosed upon for the amount of
Sixty -Three Thousand Three Hundred Ninety-Two Dollars and 00 /100 ($63,392.00); and
WHEREAS, Wyoming Community Development Authority was issued a Certificate of Sale
and as holder of the Certificate of Sale is now entitled to a conveyance thereof according to the law.
NOW THEREFORE, the undersigned Sheriff of Lincoln County, Wyoming, in consideration
of the sum of Sixty -Three Thousand Three Hundred Ninety -Two Dollars and 00/100 ($63,392.00)
paid by the said holder, hereby conveys to Wyoming Community Development Authority and its
assignees the following described real estate located in Lincoln County, Wyoming, to have and to
hold the described premises and all appurtenances to the said Wyoming Community Development
Authority and its assignees forever:
