Thiel J. Gomm (also known as Thiel James Gomm) and Lola B. Gomm, husband and wife
"Grantors whose street address is 56 Gomm's Pond Lane, Smoot, Wyoming 83126, of the County of
Lincoln and State of Wyoming, for good and valuable consideration in hand paid, hereby sells, conveys
and specially warrants to Tom C. Gomm and Kimberly H. Gomm, husband and wife "Grantees whose
street address is 5639 South Kaimia Place, Boise, Id 83716, the following real property in the County of
Lincoln and State of Wyoming, to wit:
Lot 6 of the Gomm Family Association Subdivision Amended as said lot is laid out and
described on the plat of said subdivision as filed in the Office of the Lincoln County Clerk
"Subject Property
TOGETHER WITH all improvements, appurtenances, hereditaments and all other things
thereunto belonging or in anywise appertaining (including, but not limited to, water, sewer,
electricity, telephone and any other utility hook -ups);
SUBJECT, HOWEVER, to all easements, rights -of -way, reservations and restrictions now of
record;
FURTHER SUBJECT to the covenants and restrictions of the Gomm Family Association as
recorded in the Lincoln County Clerk's Office as instrument no. 943873 at Book 710, Page
47, which covenants were recorded on the 1st day of December, 2008.
FURTHER SUBJECT to and reserving unto the above -named Grantors a life estate for the
duration of both of the two Grantors' natural lives, during which life estate Grantors shall have
and enjoy the full use, control, income and possession of the Subject Property. Upon the
death of the last of the two Grantors to die, the above referenced life estate shall immediately
terminate and Grantors shall have no further rights or interests of any nature whatsoever in the
Subject Property.
During the term of the life estate reserved herein, Grantors shall pay all costs associated with
maintenance of and utility services provided to, the Subject Property. Grantors shall, at
Grantors' sole cost and expense, keep the Subject Property insured against damage by fire and
the other hazards and casualties covered by a standard extended coverage and all -risk
insurance policy for the full insurable value thereof on a replacement cost claim recovery
basis. Grantee shall be named as a loss payee on such policy in a form acceptable to Grantee.

The insurance policy shall provide that the insurance shall not be canceled, materially
changed or non renewed without the giving of at least thirty (30) days prior written notice to
Grantee.
Grantor shall pay all real estate taxes and assessments which become due and owing on the
Subject Property during the term of the life estate.
Upon the death of both Grantors, Grantee may make the deaths a matter of record by
recording in the office of the county clerk of the county in which the property is situate an
affidavit describing the Subject Property, this Special Warranty Deed with appropriate
references to its recording data, and certifying under oath to the death of the Grantors. The
affidavit shall have attached thereto a copy of the official death certificate of the Grantors,
certified to by the public authority in which the original death certificate is a matter of record.
Such affidavit shall be proof of the termination of the life estate and the vesting of full, fee
simple absolute title in and to the Grantees.
