QUIT CLAIM DEED
BRAD N. JENSEN, Grantor, of County of Lincoln, State of Wyoming, for and in
consideration of TEN DOLLARS ($10.00) and other valuable consideration, in hand
paid, receipt of which is hereby acknowledged, conveys and forever quits claim to
JULIETA S. JENSEN, Grantee, as her sole and separate property, the following
described real estate situate in County of Lincoln and State of Wyoming, hereby releasing
and waiving all rights under and by virtue of the homestead exemption laws of the State,
to -wit:
That part of the SW1 /4SW1/4 of Section 15, T32N R119W, Lincoln
County, Wyoming, being part of that tract of record in the Office of the
Clerk of Lincoln County in Book 390 of Photostatic Records on page 496,
described as follows:
BEGINNING at an intersection of the west line of said SW1 /4SW1 /4
with the north line of that roadway of record in said Office in Book 65 of
Photostatic Records on page 66, N00 °06'58 "W, 16.50 feet, from the
southwest corner of said SW1 /4SW1 /4;
thence N89 04' -01 "E, 1332.42 feet, along the north line of said roadway,
parallel with the south line of said SW1 /4SW1 /4, to a point on the east line
of said SW1 /4SW1 /4;
thence N00 08' -55 "W, 553.18 feet, along said east line to a point;
thence N90 00' -00 "W, 1331.99 feet, to a point on the west line of said
SW1 /4SW1 /4;
thence S00 06' -58 "E, 574.88 feet, along the west line of said
SW1 /4SW1 /4 to the POINT OF BEGINNING;
ENCOMPASSING an area of 17.25 acres, more or less;
the BASE BEARING for this survey is the east line of the SE1 /4 of
Section 16, T32N R119W, being S00 06' -58 "E;
TOGETHER with a right of ingress, egress and utilities over, under and
across a tract of land appurtenant to all lands in the SE1 /4SE1 /4 of Section
16 and SW1 /4SW1 /4 of Section 15 as described on the attached
description titled, "DESCRIPTION FROM ROBERT L. STUMPP AND
MICHELLE F. STUMPP, DENNIS L. FACER AND BETTY J. FACER,
ALAN G. SMITH AND SANDRA SMITH FOR BRAD N. JENSEN
AND JULIETA S. JENSEN ACCESS EASEMENT dated 12 October
2006, as revised;
each "corner" found as described in the Corner Record filed or to be filed
in the Office of the Clerk of Lincoln County;
each "point" marked by a 5/8" x 24" steel reinforcing rod with a 2"
aluminum cap inscribed, "SURVEYOR SCHERBEL LTD AFTON WY
PLS 5368 with appropriate details;
all in accordance with the plat prepared to be filed in the Office of the
Clerk of Lincoln County titled, "PLAT OF FAMILY EXEMPT TRACTS
FOR BRAD N. JENSEN AND JULIETA S. JENSEN WITHIN

SW1 /4SW1/4 SECTION 15 SEI /4SE1/4 SECTION 16 T32N RI 19W
LINCOLN COUNTY, WYOMING dated 17 May 2006, as revised.
SUBJECT TO the Grantor, Brad N. Jensen, having a right of first refusal
in the event the Grantee decides to sell the above described parcel of
property. In the event that the Grantee has a bona fide offer to purchase
the above described parcel the Grantee shall notify the Grantor of the
offer. The Grantor shall have thirty (30) days from the date of notification
to provide the Grantee with notice that the Grantor intends to exercise his
right of first refusal. The Grantor shall of sixty (60) days from the
notification of the Grantee's intent sell the above described parcel to close
the purchase of the parcel at the same price offered from the Grantee's
bona fide offer. If Grantor does not exercise the right of first refusal, he
will grant to Grantee an easement of ingress and egress per Lincoln
County standards, at no cost to Grantee.
